Ware­house suits owner- oc­cu­pier

A light in­dus­try- zoned Mt Welling­ton ware­house would suit a medi­um­sized in­dus­trial busi­ness to own and oc­cupy.

The light in­dus­try zoned prop­erty at 6 Rakino Way is be­ing mar­keted by Col­liers’ Ben Her­lihy and Todd Kuzmich of Col­liers In­ter­na­tional.

It will be auc­tioned on May 31, un­less sold ear­lier.

Her­lihy says the prop­erty has a net let­table area of 2198sq m and is avail­able as a va­cant pos­ses­sion, al­low­ing the suc­cess­ful bid­der to move in upon set­tle­ment.

“This ver­sa­tile of­fer­ing is smartly po­si­tioned in a well- es­tab­lished and pop­u­lar part of the Mt Welling­ton in­dus­trial precinct,” he says. “Prop­er­ties are tightly held in this area, and rarely come up.”

The prop­erty of­fers street front pro­file in a re­spectable in­dus­trial area, Her­lihy says. Neigh­bour­ing busi­nesses in­clude Roche, Chubb, Jay­car and GEA.

“The build­ing presents well and could suit a wide range of oc­cu­piers,” he says.

The prop­erty has plenty of space for a walk- in show­room within the 367sq m ground floor of­fice area. An ad­di­tional 381sq m of of­fice space is avail­able on the first floor.

The 1450sq m ware­house is ser­viced by dual roller doors which pro­vide ex­cel­lent in­ward/ out­ward flow. It of­fers a gen­er­ous min­i­mum stud height of 5.6m ris­ing to 7.2m at the apex.

Kuzmich says Mt Welling­ton i s rightly re­garded as Auck­land’s premium in­dus­trial precinct.

“It’s the most cen­trally lo­cated of all of Auck­land’s in­dus­trial ar­eas, with ex­cel­lent mo­tor­way ac­cess to both the ports and air­port,” he says.

“Mt Welling­ton is a growth area, with ready ac­cess to the labour force from neigh­bour­ing South Auck­land.”

Kuzmich says there are ex­cel­lent staff ameni­ties at nearby Sylvia Park, New Zealand’s largest re­tail de­vel­op­ment. “The shop­ping cen­tre i s un­der­go­ing fur­ther ex­pan­sion, and is sur­rounded by large for­mat re­tail de­vel­op­ments,” he says.

“Im­proved in­fra­struc­ture in the area in­cludes the South­east­ern High­way ar­te­rial de­vel­op­ment, the de­vel­op­ment of Pa­cific Rise Busi­ness Park.

The area is also set to ben­e­fit fur- ther with the planned East West Link con­nect­ing to State High­way 1 at the Mt Welling­ton in­ter­change.”

Rakino Way is just off Car­bine Rd, one of Mt Welling­ton’s main ar­te­rial routes. It is only 2.5km from the SH1 in­ter­change at Mt Welling­ton, which is 10km from Auck­land’s CBD.

Kuzmich says sur­round­ing de­vel­op­ments are a mix of in­dus­trial premises.

“Sev­eral mod­ern in­dus­trial de­vel­op­ments have re­cently been com­pleted on pre­vi­ously va­cant sites to­gether with trade re­tail de­vel­op­ments on main ar­te­rial roads.”
