ARTHALAND BREAKS GROUND FOR CEBU EXCHANGE
Cebu City – Green developer ArthaLand is now ready to build Cebu Exchange, its information technology and business process management (ITBPM) - designed office project, signaled by the ground breaking ceremony held recently.
Cebu Exchange, set to rise along Salinas Drive at the Cebu IT Park area, is designed to house multinational IT-BPM locators and the region’s expanding home-grown enterprises. The project’s units are for sale, providing investment opportunities for both domestic and international markets.
Thirty floors are dedicated to office spaces and are divided into three zones. The low zone will feature wide open area of about 5,000 square meters per floor and is ideal for large business process outsourcing (BPO) operations. The mid zone floors are about 3,000 square meters and may accommodate mid-sized voice based BPO and non-voice based knowledge process outsourcing (KPO) companies. These may also be cut-up into at least 161 square meter units for IT-BPM allied services firms and mid-scale home-grown businesses. The prime high zone, sized at about 95 to 300 square meters, may be utilized for regional businesses based in the fast growing areas of Visayas and Mindanao.
Four floors or about 4,000 square meters will be dedicat- ed to retail spaces to complement the needs of the building’s tenants. Cebu Exchange will be the largest and tallest vertical business ecosystem in the in the city.
The project’s first phase is seen to be completed by the fourth quarter of 2020, while the second phase by the second quarter of 2022.
Dual certification
Cebu Exchange is registered under the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) program as well as in the Philippine Green Building Council’s Building for Ecologically Responsive Design Excellence (BERDE) rating program. It is the first and only development in the Visayas and Mindanao region to be on target to achieve dual green building certification.
Certified green buildings benefit both the landlord as well as the tenants. Cebu Exchange is designed to be resource and operations efficient. It is also built to provide healthier working environment to boost employee productivity and company profit. To ensure optimal savings for the building’s locators, Cebu Exchange will feature green elements such as efficient building envelope, water efficient plumbing system, lowenergy air-conditioning system, efficient lighting system. Other sustainable features include use of low-emitting materials and allocation for LowEmitting & Fuel Efficient Vehicle (LEFEV) parking. With its strategic location, the project is well connected to the rest of the community, thus requiring less use of motorized vehicles.
