GROWTH MAR­KET: WHAT IS THE SO­LU­TION IN THE RACE FOR BUSI­NESS SPACE?

WITH THE GLOBAL ECON­OMY SHOW­ING EN­COUR­AG­ING SIGNS OF RE­COV­ERY, THE MID­DLE EAST RE­GION IN PAR­TIC­U­LAR IS LOOK­ING AHEAD TO A BRIGHT NEW ERA OF GROWTH AND EX­PAN­SION.

Given the con­tin­ued prom­ise of in­vest­ment for the ma­jor in­fra­struc­ture up­grades re­quired for the World Cup 2022 and World Expo 2020, busi­ness lead­ers are con­stantly look­ing at op­por­tu­ni­ties to ex­pand and build their role. It's an ex­cit­ing prospect but it also throws up huge chal­lenges for gov­ern­ments and busi­nesses alike in pro­vid­ing or sourc­ing the nec­es­sary in­fra­struc­ture to keep pace with in­creas­ing de­mand. How­ever, through in­no­va­tive de­vel­op­ments in build­ing tech­nol­ogy, rapidly de­ploy­able semi-per­ma­nent con­struc­tion is now pre­sent­ing it­self as an ideal so­lu­tion, al­low­ing an im­me­di­ate fix where new fa­cil­i­ties are needed for any­where from one to 20 years.

“The pop­u­la­tion of Qatar has seen tremen­dous growth in re­cent years, which has meant a need for more and more stu­dent places within lo­cal ed­u­ca­tional fa­cil­i­ties.” ex­plains Luke God­ley, Busi­ness Man­ager at Doha Col­lege.

Hav­ing cho­sen to work with mar­ket leader De Boer, the col­lege chose a dou­ble-storey

struc­ture which now pro­vides an ad­di­tional 4,500 square me­tres of space and is used by over 400 stu­dents each day as a multi-pur­pose fa­cil­ity. “Our cri­te­rion was a high-qual­ity fa­cil­ity, which could be erected in as short a time as pos­si­ble and with min­i­mum dis­rup­tion to the school. De Boer achieved all of this and more. The speed with which the struc­ture was built and fully func­tion­ing was in­cred­i­ble. The space in­cor­po­rates 20 class­rooms, a num­ber of of­fices for the staff, IT fa­cil­i­ties, bath­rooms and even an au­di­to­rium with stage. All of this was de­liv­ered in just 12 weeks.”

Ed­ward Gal­lagher, Busi­ness Devel­op­ment Direc­tor at De Boer, agrees that speed is the key to suc­cess. “It's an ex­cit­ing time eco­nom­i­cally in the Mid­dle East cur­rently, as De Boer comes up to its 10th year based in the re­gion. Semi-per­ma­nent so­lu­tions are ideal for any busi­ness which needs a new fa­cil­ity or more space in order to seize the op­por­tu­ni­ties that eco­nomic growth is pre­sent­ing to them and for gov­ern­ments look­ing to ser­vice this pe­riod of ex­pan­sion quickly enough and in a cost-ef­fec­tive, sus­tain­able way. Our so­lu­tions are much faster to de­sign and build than tra­di­tional per­ma­nent build­ings but are equal in qual­ity and can last a life­time. After you've fin­ished in one lo­ca­tion, they can be dis­man­tled, moved and re-built on other sites (or sold) and are suit­able for vir­tu­ally any ap­pli­ca­tion, from ware­houses to a fully func­tion­ing sports cen­tre.”

One such sports cen­tre is a 2,000 square me­tre ice rink re­cently built by De Boer in Lon­don. The rink's head coach Diane Towler- Green – four-times Bri­tish, Euro­pean and World Ice Dance Cham­pion – says: “You can't fault it. In fact it is one of the best rinks we have been to and this is even more amaz­ing when you con­sider how quickly it was built. It's an un­be­liev­able achieve­ment.”

With the tech­nol­ogy clearly now avail­able to de­liver high qual­ity, fully-func­tion­ing fa­cil­i­ties of any kind in a frac­tion of the time of a tra­di­tional build, the semi-per­ma­nent struc­ture looks like it's here to stay. Pro­gres­sive busi­nesses and gov­ern­ments through­out the re­gion will no doubt be con­sid­er­ing how they can use such so­lu­tions in their strat­egy for mak­ing the most of the pos­i­tive pre­vail­ing eco­nomic winds in the re­gion.
