Be the king of this castle
This Bantry Bay home, described as redefining standards of luxury and setting a new benchmark for sophistication and attention to detail, is on the market for R85m
BUILT on 745m² six years ago, this home was designed bespoke for the current owner by leading architect Sergio Columbo.
Offering more than 1 000m² of living space, this north-facing property offers four spacious bedroom suites plus a gourmet kitchen and a temperature-controlled wine cellar including custom-built walk-in wine fridges among other features.
This residence also has its own state-of-the-art gymnasium, a surround sound system, a study and a bar area flowing out onto a covered veranda alongside a heated swimming pool.
Says Pam Golding Properties’ area manager for the Atlantic Seaboard and City Bowl, Basil Moraitis: “There is a sense of unrivalled grandeur and attention to detail at every level — from the imported Italian fittings to the marble, which was personally sourced by the owner on a visit to an Italian quarry. Fully air-conditioned and with elevator access to all levels as well as its own generator, this is a home where no detail has been overlooked to ensure unmatched levels of luxury and sophistication. Hi-tech security systems, two staff suites and garaging for four vehicles are only a few of the additional items on its lengthy list of features.”
Pam Golding Properties’ MD for the Western Cape metro region, Laurie Wener, says the property occupies simply the best possible position in the suburb. “Bantry Bay is always sought-after for its sheltered position and outstanding views,” she says, “and the proof of its appeal lies in the ongoing high prices being achieved in this area in recent months, including a record R36,5m for 2 800m² of vacant land.”
Jackie Rosenberg and Janice Toay, the agents marketing this home, note that fewer houses have traded in the area recently but, they say, it has never been a high turnover area as it is dominated by many trophy properties not for sale, meaning it is not a typical market in this respect.
“But this particular home,” says Wener, “has an additional winning card, namely its position adjacent to the green belt of the nature reserve, ensuring a tranquil surround and high levels of privacy. From its elevated hillside position, it commands panoramas of the Atlantic Ocean.”
Knowledge Factory’s SAPTG statistics show that the Bantry Bay property market has performed exceptionally well in the past five years. The figures show 15 full-title transactions were concluded during the 2009-10 period for an average selling price of R9,1m, compared to the 11 recorded transactions during the 2008-09 period for an average selling price of R8,7m. The five-year appreciation trend shows growth of 36,56%, with the three-year appreciation at 10,58% and the one-year trend indicating a whopping 46,15% appreciation during a time considered particularly bleak for the South African property market.
Rosenberg and Toay say that cottages in the area sell from about R3m, mid-level homes anywhere between R15m and R25m, while the top end properties can fetch prices of up to R100m.
They say that there is a constant upgrading of the existing stock in evidence and that stand sizes range from between 600m² and 900m².
In this home, top of the range marble is a main feature of the building materials, along with onyx and stainless steel balustrading and crafted wooden fittings.
The owners’ favourite features include the elevator which services every floor and the wine cellar which has two special temperature controlled walk-in wine fridges, along with the special wine racks and a tasting table finished in wood and raw brick. The owners also particularly enjoy the dressing rooms with customised luxury cupboards and the gym which overlooks the ocean.
“If a man’s home is his castle, then this home is indeed fit for a king or, at the least, an international high-flyer, celebrity or local captain of industry,” says Wener
