West Coast sees new precinct launch
A new precinct is to be launched in Melkbosch Village on the Cape West Coast, writes Suzanne Frost
ASRIN Property Developers’ 468-unit Melkbosch Village, located in the sought-after suburb of Melkbosstrand, has a new offering named Camphor Close.
This plot and plan precinct situated within the Melkbosch Village development, will consist of 39 two-and three-bedroom homes with floor areas of 60m² and 65m².
Camphor Close is the seventh precinct to be launched within Melkbosch Village.
Two of the six existing precincts have been designed as sectional title units, while three offer plot and plan packages. These homes vary in price from around R350 000 for a sectional title unit up to R980 000 for a fulltitle home sold on a plot and plan basis. Melkbosch Village also includes 100 social housing units in the Olive Close precinct.
Shiraz Hassan, Asrin’s marketing and sales director, said: “Asrin has, as always, done its market research very thoroughly which confirms that there is a huge shortage of homes in the subR800 000 bracket, especially here on the West Coast.
“To produce a complete quality home for under R600 000 in today’s market requires some very astute number crunching but, we can and do guarantee that quality will in no way be compromised.
Sales continued steadily throughout the recession and 80% of what was on offer has been taken up.”
Knowledge Factory’s SAPTG statistics show that full-title properties in the Melkbosstrand area have seen phenomenal appreciation, with the one-year growth trend indicating a whopping 82,73% appreciation.
The five-year appreciation trend represents a more moderate growth of 9%.
The average price for a full-title home jumped up from R853 677 in the 2008-09 period to R1,066m in 2009-10’s period.
Sectional title properties in the area have seen a more stable growth, with the one-year trend showing an appreciation of 13,45%, the three-year trends 3,68% value growth while the fiveyear trend shows growth of 16,83%. The average price for sectional title units in Melkbosstrand for the 2009-10 period, as indicated by Knowledge Factory’s SAPTG figures, is R838 758.
The plot and plan packages within Camphor Close are selling from R589 900, including VAT and transfer costs.
