West Coast sees new precinct launch

A new precinct is to be launched in Melk­bosch Vil­lage on the Cape West Coast, writes Suzanne Frost

AS­RIN Prop­erty De­vel­op­ers’ 468-unit Melk­bosch Vil­lage, lo­cated in the sought-af­ter sub­urb of Melk­bosstrand, has a new of­fer­ing named Cam­phor Close.

This plot and plan precinct sit­u­ated within the Melk­bosch Vil­lage devel­op­ment, will con­sist of 39 two-and three-bed­room homes with floor ar­eas of 60m² and 65m².

Cam­phor Close is the sev­enth precinct to be launched within Melk­bosch Vil­lage.

Two of the six ex­ist­ing precincts have been de­signed as sec­tional ti­tle units, while three of­fer plot and plan pack­ages. These homes vary in price from around R350 000 for a sec­tional ti­tle unit up to R980 000 for a fullti­tle home sold on a plot and plan ba­sis. Melk­bosch Vil­lage also in­cludes 100 so­cial hous­ing units in the Olive Close precinct.

Shi­raz Has­san, As­rin’s mar­ket­ing and sales di­rec­tor, said: “As­rin has, as al­ways, done its mar­ket re­search very thor­oughly which con­firms that there is a huge short­age of homes in the subR800 000 bracket, es­pe­cially here on the West Coast.

“To pro­duce a com­plete qual­ity home for un­der R600 000 in to­day’s mar­ket re­quires some very as­tute num­ber crunch­ing but, we can and do guar­an­tee that qual­ity will in no way be com­pro­mised.

Sales con­tin­ued steadily through­out the re­ces­sion and 80% of what was on of­fer has been taken up.”

Knowl­edge Fac­tory’s SAPTG statis­tics show that full-ti­tle prop­er­ties in the Melk­bosstrand area have seen phe­nom­e­nal ap­pre­ci­a­tion, with the one-year growth trend in­di­cat­ing a whop­ping 82,73% ap­pre­ci­a­tion.

The five-year ap­pre­ci­a­tion trend rep­re­sents a more mod­er­ate growth of 9%.

The av­er­age price for a full-ti­tle home jumped up from R853 677 in the 2008-09 pe­riod to R1,066m in 2009-10’s pe­riod.

Sec­tional ti­tle prop­er­ties in the area have seen a more sta­ble growth, with the one-year trend show­ing an ap­pre­ci­a­tion of 13,45%, the three-year trends 3,68% value growth while the fiveyear trend shows growth of 16,83%. The av­er­age price for sec­tional ti­tle units in Melk­bosstrand for the 2009-10 pe­riod, as in­di­cated by Knowl­edge Fac­tory’s SAPTG fig­ures, is R838 758.

The plot and plan pack­ages within Cam­phor Close are sell­ing from R589 900, in­clud­ing VAT and trans­fer costs.

“The vil­lage,” Has­san said, “is unique in that it has suc­cess­fully brought to­gether on­site homes val­ued above R1m, up­mar­ket sec­tional ti­tle units, af­ford­able homes as well as sec­tional ti­tle units be­low the R400 000 mark, and a 100-unit in­te­grated hous­ing com­po­nent, which, to all in­tents and pur­poses, looks ex­actly like the more ex­pen­sive homes.” Price: From R589 900 in­clud­ing VAT and trans­fer costs Con­tact: Shi­raaz Has­san 021 713 3012
