Lifestyle right on the beach
THE area known as Shaka’s Rock on the KwazuluNatal coast is said to have been named after a rocky outcrop believed to have been used by Zulu chief Shaka as a lookout post.
Close to Ballito, Shaka’s Rock has become a residential node on the north coast of Kwazulu-natal where exclusive beachfront properties carry a high price tag.
Andreas Wassenaar, of Seeff Dolphin Coast, who is marketing this home, says that the Ballito, Shaka’s Rock, Salt Rock and Sheffield beachfront property opportunities provide some of the most exciting coastal real estate investments currently available.
“We are marketing a 5 566m² beachfront site on Thompsons Bay, Shakas Rock, for R12m.”
Wassenaar says that in the greater Ballito area an entry-level apartment in a new development is priced from R800 000. Entrylevel apartments range up to R1,25m, which would buy a twobedroom, two-bathroom apartment of 130m², such as the 11 units in the popular Hilltop Private Estate, Port Zimbali, which are ready for occupation and that Seeff is marketing. Extensive communal facilities such as pools, nature trails and children’s play areas are provided.
Wassenaar says mid-level homes cover the R2m to R3m price bracket and typically offer 250m² with three bedrooms, two bathrooms and a double garage. Typically, these homes are within a secure gated community. Port Zimbali Estate, next to the Zimbali Coastal Resort, offers the best value for money in this price bracket along the coast, he says.
In the top-end price bracket Wassenaar says that Seeff has a selection of properties priced between R20m and R50m in Zimbali Coastal Resort or along the Ballito, Shaka’s Rock, Salt Rock and Sheffield Beach stretch of coastline. These homes are elaborate, with top-end design.
The 1 976m² stand on which this home is situated was purchased in 2002 and the structures that existed at the time were demolished to make way for the current mansion. The cost of the land was R5,5m at that time.
This home enjoys unrestricted sea views. It features four bedrooms and four bathrooms, as well as four garages, two staff rooms and two reception rooms. It has been constructed on three levels, with the top level created as a large suite with a roof-top patio offering lovely views. Entry into the home is on the middle level, which includes the lounge, study/home office, dedicated and equipped home gym and three bedrooms with en suite bathrooms. The main bedroom with curved glass sliding doors opens on a patio with sea views.
The ground floor includes the designer kitchen, dining area, second lounge, games area, bar and the swimming pool and deck. A staircase leads down from this level to a flat grassed area and the beach gate. To the side of the beach gate is a lock-up garage for storing surfboards, jet-skis, paddle skis and the like.
Wassenaar says that the emergence of large gated communities in the Ballito area — with Zimbali Coastal Resort, Simbithi Eco Estate, Brettenwood Coastal Estate and Dunkirk Estate being the biggest —- have attracted significant capital investment to the area.
“These estates have in turn converted rolling sugar cane farms into highly desirable suburbs. The pressure has therefore been removed from the beachfront as the typical and historical definition of prime real estate. What the gated communities cannot offer, and which is always desirable and remains so, is a beachfront home leading right on to the sand of the beach.
“Our featured property is a perfect example of this.”
Wassenaar says the region offers good property investment opportunities as the King Shaka Airport and Dube trade port are attracting a major migration of people to the immediate area.
“Schools are oversubscribed and the rental market is booming as people more often than not decide to rent before buying when moving into a new area.
“Enterprise Ilembe, the regional investment promotion agency, has been effective in encouraging business in the Ballito area, and this area can be considered one of the country’s development hot spots.”
In addition, major infrastructural roadworks are currently under way at the Ballito turn-off from the national N2 arterial freeway to ensure that the road system keeps pace with development.
