THE area known as Shaka’s Rock on the Kwazu­luNatal coast is said to have been named af­ter a rocky out­crop be­lieved to have been used by Zulu chief Shaka as a look­out post.

Close to Bal­lito, Shaka’s Rock has be­come a res­i­den­tial node on the north coast of Kwazulu-na­tal where exclusive beach­front prop­er­ties carry a high price tag.

An­dreas Wasse­naar, of Se­eff Dol­phin Coast, who is mar­ket­ing this home, says that the Bal­lito, Shaka’s Rock, Salt Rock and Sh­effield beach­front prop­erty op­por­tu­ni­ties pro­vide some of the most ex­cit­ing coastal real es­tate in­vest­ments cur­rently avail­able.

“We are mar­ket­ing a 5 566m² beach­front site on Thomp­sons Bay, Shakas Rock, for R12m.”

Wasse­naar says that in the greater Bal­lito area an en­try-level apart­ment in a new de­vel­op­ment is priced from R800 000. En­trylevel apart­ments range up to R1,25m, which would buy a twobed­room, two-bath­room apart­ment of 130m², such as the 11 units in the pop­u­lar Hill­top Pri­vate Es­tate, Port Zim­bali, which are ready for oc­cu­pa­tion and that Se­eff is mar­ket­ing. Ex­ten­sive com­mu­nal fa­cil­i­ties such as pools, na­ture trails and chil­dren’s play ar­eas are pro­vided.

Wasse­naar says mid-level homes cover the R2m to R3m price bracket and typ­i­cally of­fer 250m² with three bed­rooms, two bath­rooms and a dou­ble garage. Typ­i­cally, these homes are within a se­cure gated com­mu­nity. Port Zim­bali Es­tate, next to the Zim­bali Coastal Re­sort, of­fers the best value for money in this price bracket along the coast, he says.

In the top-end price bracket Wasse­naar says that Se­eff has a se­lec­tion of prop­er­ties priced be­tween R20m and R50m in Zim­bali Coastal Re­sort or along the Bal­lito, Shaka’s Rock, Salt Rock and Sh­effield Beach stretch of coast­line. These homes are elab­o­rate, with top-end de­sign.

The 1 976m² stand on which this home is sit­u­ated was pur­chased in 2002 and the struc­tures that ex­isted at the time were de­mol­ished to make way for the cur­rent man­sion. The cost of the land was R5,5m at that time.

This home en­joys un­re­stricted sea views. It fea­tures four bed­rooms and four bath­rooms, as well as four garages, two staff rooms and two re­cep­tion rooms. Wasse­naar says that the emer­gence of large gated com­mu­ni­ties in the Bal­lito area — with Zim­bali Coastal Re­sort, Sim­bithi Eco Es­tate, Brettenwood Coastal Es­tate and Dunkirk Es­tate be­ing the big­gest —- have at­tracted sig­nif­i­cant cap­i­tal in­vest­ment to the area.

“These es­tates have in turn con­verted rolling su­gar cane farms into highly de­sir­able sub­urbs. The pres­sure has there­fore been re­moved from the beach­front as the typ­i­cal and his­tor­i­cal def­i­ni­tion of prime real es­tate. What the gated com­mu­ni­ties can­not of­fer, and which is al­ways de­sir­able and re­mains so, is a beach­front home lead­ing right on to the sand of the beach.

“Our fea­tured prop­erty is a per­fect ex­am­ple of this.”

Wasse­naar says the re­gion of­fers good prop­erty in­vest­ment op­por­tu­ni­ties as the King Shaka Air­port and Dube trade port are at­tract­ing a ma­jor mi­gra­tion of peo­ple to the im­me­di­ate area.

“Schools are over­sub­scribed and the rental mar­ket is boom­ing as peo­ple more of­ten than not de­cide to rent be­fore buy­ing when mov­ing into a new area.

“En­ter­prise Ilembe, the re­gional in­vest­ment pro­mo­tion agency, has been ef­fec­tive in en­cour­ag­ing busi­ness in the Bal­lito area, and this area can be con­sid­ered one of the coun­try’s de­vel­op­ment hot spots.”

In ad­di­tion, ma­jor in­fras­truc­tural road­works are cur­rently un­der way at the Bal­lito turn-off from the national N2 ar­te­rial free­way to en­sure that the road sys­tem keeps pace with de­vel­op­ment.
