Michelle Funke finds out how Kingswood Golf Estate provides a real ‘urban’ alternative to countrified living
ACOMMON thread evident in the aspirations of many of today’s home buyers is finding a primary residence in a secure location, hence the trend towards gated estates.
However, as Stephen Murray, manager of Pam Golding Properties George points out, a further determining factor that is playing an increasing role in the purchase decision is being able to live in a tranquil, countrified environment that is still close to town.
“One of the key criteria for a successful golf course is convenient location. Situated between the Fancourt Links and George Golf Course in the heart of the Garden Route’s golf hub, and just four minutes’ drive from the centre of George, the 212ha Kingswood Golf Estate is popular among buyers from around the country as well as overseas.
“Its positioning in George, with easy access to all amenities — including shopping centres, the highway, airport and its scenic surrounds — makes it a real ‘urban’ alternative with the benefit of being in a gated com- munity with the sense of space that the golf course provides.
“Against a backdrop of the Outeniqua Mountains and with a riverine jogging trail and cycle paths, boardwalks and a recreational oval, this has become a suburb in itself, yet with all the advantages of ‘country’ living.
“The river that runs through the estate has been rehabilitated and is maintained for a better, green environment, further complementing the magnificent, scenic setting,” says Murray.
He says while most buyers at Kingswood Golf Estate are from Gauteng, the Garden Route, elsewhere in the Western Cape and overseas, there is increasing interest being shown by home buyers in Bloemfontein.
“Interestingly, and as a result of the ideal location, approximately 90% of the homes already constructed on the estate are permanently occupied, and rentals are in demand. To date 545 stands have been serviced on the estate, 192 houses completed, and a further 49 plans approved, while 15 homes are currently in the process of being built. In total there will ultimately be about 1,000 stands on the estate.
“The properties that have been built are generally occupied by owners and tenants due to the good positioning of the estate, and rental properties at Kingswood Golf Estate are in demand. While the highest price achieved by Pam Golding Properties on the estate is for a home that fetched R4.25m last year, there is good value available and vacant stands of approximately 850m² can be had from just R400,000.”
Completed homes are being marketed from R2.5m to R5.6m, and of particular interest is a 600m² home with superior finishes with an asking price of R3.9m. Cluster units are being marketed on the property at between R1.7m and R2.2m.
“With stands available priced from R400,000, this is exceptional value from any golf estate perspective, especially when one considers the cost of land and services and the scarcity of such prices on golf estates in the region. Currently the homeowners association is in the process of obtaining quotes for the electrification of the boundary fence and camera surveillance with facial recognition capabilities at the entrance gates, which will further enhance security on the estate,” says Murray.
Top golfers play on Kingswood’s Sally Little signature golf course, including Ernie Els’s nephew, Jovan Rebula, who lives on the estate and who recently won the SA U15 Stroke Play event. With the Kenako Golf and Sports Academy close by, Kingswood Golf Estate is host to the Kenako Junior World Series event, which recently saw players from countries around the world participate.
