Michelle Funke finds out how Kingswood Golf Es­tate pro­vides a real ‘ur­ban’ al­ter­na­tive to coun­tri­fied liv­ing

ACOM­MON thread ev­i­dent in the as­pi­ra­tions of many of to­day’s home buy­ers is find­ing a pri­mary res­i­dence in a se­cure lo­ca­tion, hence the trend to­wards gated es­tates.

How­ever, as Stephen Mur­ray, man­ager of Pam Gold­ing Prop­er­ties Ge­orge points out, a fur­ther de­ter­min­ing fac­tor that is play­ing an in­creas­ing role in the pur­chase de­ci­sion is be­ing able to live in a tran­quil, coun­tri­fied en­vi­ron­ment that is still close to town.

“One of the key cri­te­ria for a suc­cess­ful golf course is con­ve­nient lo­ca­tion. Sit­u­ated be­tween the Fancourt Links and Ge­orge Golf Course in the heart of the Gar­den Route’s golf hub, and just four min­utes’ drive from the cen­tre of Ge­orge, the 212ha Kingswood Golf Es­tate is pop­u­lar among buy­ers from around the coun­try as well as over­seas.

“Its po­si­tion­ing in Ge­orge, with easy ac­cess to all ameni­ties — in­clud­ing shop­ping cen­tres, the high­way, air­port and its scenic sur­rounds — makes it a real ‘ur­ban’ al­ter­na­tive with the ben­e­fit of be­ing in a gated com- mu­nity with the sense of space that the golf course pro­vides.

“Against a back­drop of the Outeni­qua Moun­tains and with a river­ine jog­ging trail and cy­cle paths, board­walks and a recre­ational oval, this has be­come a sub­urb in it­self, yet with all the ad­van­tages of ‘coun­try’ liv­ing.

“The river that runs through the es­tate has been re­ha­bil­i­tated and is main­tained for a bet­ter, green en­vi­ron­ment, fur­ther com­ple­ment­ing the mag­nif­i­cent, scenic set­ting,” says Mur­ray.

He says while most buy­ers at Kingswood Golf Es­tate are from Gaut­eng, the Gar­den Route, else­where in the Western Cape and over­seas, there is in­creas­ing in­ter­est be­ing shown by home buy­ers in Bloem­fontein.

“In­ter­est­ingly, and as a re­sult of the ideal lo­ca­tion, ap­prox­i­mately 90% of the homes al­ready con­structed on the es­tate are per­ma­nently oc­cu­pied, and rentals are in de­mand. To date 545 stands have been ser­viced on the es­tate, 192 houses com­pleted, and a fur­ther 49 plans ap­proved, while 15 homes are cur­rently in the process of be­ing built. In to­tal there will ul­ti­mately be about 1,000 stands on the es­tate.

“The prop­er­ties that have been built are gen­er­ally oc­cu­pied by own­ers and ten­ants due to the good po­si­tion­ing of the es­tate, and rental prop­er­ties at Kingswood Golf Es­tate are in de­mand. While the high­est price achieved by Pam Gold­ing Prop­er­ties on the es­tate is for a home that fetched R4.25m last year, there is good value avail­able and va­cant stands of ap­prox­i­mately 850m² can be had from just R400,000.”

Com­pleted homes are be­ing mar­keted from R2.5m to R5.6m, and of par­tic­u­lar in­ter­est is a 600m² home with su­pe­rior fin­ishes with an ask­ing price of R3.9m. Clus­ter units are be­ing mar­keted on the prop­erty at be­tween R1.7m and R2.2m.

“With stands avail­able priced from R400,000, this is ex­cep­tional value from any golf es­tate per­spec­tive, es­pe­cially when one con­sid­ers the cost of land and ser­vices and the scarcity of such prices on golf es­tates in the re­gion. Cur­rently the home­own­ers as­so­ci­a­tion is in the process of ob­tain­ing quotes for the elec­tri­fi­ca­tion of the bound­ary fence and cam­era sur­veil­lance with fa­cial recog­ni­tion ca­pa­bil­i­ties at the en­trance gates, which will fur­ther en­hance se­cu­rity on the es­tate,” says Mur­ray.

Top golfers play on Kingswood’s Sally Lit­tle sig­na­ture golf course, in­clud­ing Ernie Els’s nephew, Jo­van Re­bula, who lives on the es­tate and who re­cently won the SA U15 Stroke Play event. With the Ke­nako Golf and Sports Academy close by, Kingswood Golf Es­tate is host to the Ke­nako Ju­nior World Se­ries event, which re­cently saw play­ers from coun­tries around the world par­tic­i­pate. The golf course has a min­i­mum of three tee lo­ca­tions per hole, cater­ing for all lev­els of ex­pe­ri­ence, from am­a­teurs to pro­fes­sion­als.
