Chic liv­ing on River Seine

Michelle Funke finds out more about Rue de Grenelle, a lux­ury de­vel­op­ment in Paris

APREMIUM col­lec­tion of res­i­dences in the heart of Paris, off the banks of the Seine, 140 Rue de Grenelle is made up of a se­ries of town­houses, maisonettes and apart­ments with their own pri­vate gar­dens and a shared com­mu­nal gar­den that ben­e­fit from pri­vate park­ing, concierge ser­vices, 24hour se­cu­rity and a door­man.

The de­vel­op­ment is based on the ex­ist­ing his­toric Ho­tel de Noir­moutier, built in the 18th cen­tury by the Duc Noir­moutier. Un­der the vi­sion of award-win­ning Jean Jac­ques Ory Ar­chi­tects with de­signer Thierry W De­spont, the project is un­der de­vel­op­ment for the cre­ation of 16 res­i­dences.

The res­i­dences are spread across five build­ings, each of­fer­ing dif­fer­ent res­i­den­tial op­tions for own­ers, but all de­fined by the same char­ac­ter­is­tics of de­sign max­imis­ing space and light, and in­te­ri­ors of­fer­ing mod­ern and lux­u­ri­ous homes. It is this vi­sion of the mod­ern liv­ing within the both his­toric and new con­tem­po­rary build­ings that sets 140 Rue de Grenelle apart from most other res­i­den­tial of­fer­ings in cen­tral Paris, along with the pri­vacy and peace af­forded by the site.

Rue de Grenelle presents an op­por­tu­nity to pur­chase prime real es­tate in the most pro­tected area of the Faubourg Saint Ger­main, the 7th dis­trict of Paris. The de­vel­op­ment is sur­rounded by his­toric man­sions, em­bassy res­i­dences and min­istry head­quar­ters dat­ing back to the early 17th cen­tury when mag­nif­i­cent man­sions with vast gar­dens were built along streets par­al­lel to the Seine.

The fa­cade of the build­ings has been re­stored by an ex­pert team of ar­chi­tects and de­sign­ers, re­spect­ing the his­tory of this unique and spe­cial place that is an oa­sis of green­ery in the heart of Paris.

Most res­i­dences have their own pri­vate street en­trances in ad­di­tion to di­rect lift ac­cess from the pri­vate park­ing com­plex.

Rue de Grenelle of­fers a va­ri­ety of de­sign op­tions from which buy­ers can choose in­clud­ing town­houses that have been de­signed as three-storey, four-bed­room houses with pri­vate land­scaped gar­dens, lux­u­ri­ous liv­ing spa­ces and large en­ter­tain­ing spa­ces. Fea­tures in­clude fire­places, high ceil- ings, spa­cious bed­rooms with walk-in clos­ets and dress­ing rooms and large base­ments with wine cel­lars, recre­ation rooms and di­rect park­ing ac­cess.

Also on of­fer are maisonettes which are three-storey, two-bed­room res­i­dences with pri­vate street en­trances and gar­dens that in­clude base­ments with a wine cel­lar, stor­age and di­rect park­ing ac­cess. High ceil­ings and dou­ble­height liv­ing room ar­eas with an atrium-style first floor and sec­ond floor with mas­ter bed­room, spa­cious bath­room and walk in clos­ets com­plete the pic­ture.

The Rue de Grenelle apart­ments are spa­cious and come in one- to three-bed­room com­bi­na­tions. De­sign fea­tures in­clude am­ple liv­ing spa­ces with fire­places and views of the sur­round­ing gar­dens with pri­vate park­ing and ac­cess to com­mu­nal gar­dens.
