These things are non-negotiable:

• Privacy Your tenants are looking for a break and for peace. Welcome them politely and explain anything that needs clarifying. Leave your phone number and then leave them alone. Don’t make a nuisance of yourself, and react swiftly should they call on you.

• Safety Some platteland­ers boast that they never lock their doors, but guests feel more secure with burglar bars, doors that lock properly, a secure locking cupboard and, importantl­y, safe parking. An alarm and a safe are luxuries.

• Comfortabl­e bed(s) – and as big (and long) as possible.

• Top-quality bedding, pillows and bath towels.

• Spotlessly clean and dust-free.

• Easy-to-use bathroom facilities, including a bath and/or shower, a basin and a toilet.

• All the basic kitchen equipment (see the illustrati­on on page 54).

• A fan for those hot summer nights.

• Heaters, a fireplace and/or goodqualit­y hot-water bottles. If there is a fireplace, provide at least the first night’s wood.
