Fresh look for Rosebank and Dunkeld in the works
THE faces of Rosebank and Dunkeld are set to change with major new developments and road widening over the next few years.
Oxford Parks, on the corner of Jellicoe Avenue and Oxford Road, which is under construction, will be a medium-density residential, retail and office space measuring 300 000m2 linking Rosebank, Dunkeld and Illovo along Oxford Road.
Carollyn Mitchell, director at Intaprop, said: “We are looking at the precinct holistically with the intention of making an exceptional intervention into the existing city structure.
“The vision is to create a sustainable public environment that will assist in supporting the longevity of the investment by making an attractive, pedestrian-friendly precinct with well-managed infrastructure.”
The precinct will have pedestrian-level lighting for the safety of pedestrians and cyclists.
Security, she said, was a concern from the outset because the development has no fences in order to seamlessly integrate into the city fabric. Passive surveillance techniques are being used for security.
According to Mitchell, the precinct is run by a property owners’ association, and it will become a city improvement district over time to manage security, marketing and cleaning.
Building heights will range from four to six storeys, with building uses envisioned at one-third residential to two-thirds offices. The residential component will comprise between 2 000 and 2 700 units, bringing in 4 000 to 5 000 residents, while the offices are expected to bring in 10 000 to 14 000 office workers.
Hotel offerings, highstreet-type retail at ground floor level and various leisure activities are expected to generate a 24-hour vibrancy for the precinct, she added.
The first building in the precinct, Oxford Park Phase 1, has been registered with the Green Building Council South Africa, targeting a fivestar green design rating.
To reduce waste to landfill during building operations, a waste recycling storage area has been provided in the basement.
Nearby is an application for a 15-storey development in Dunkeld, across the road from the Hyde Park Shopping Centre, which is likely to impact the Sandhurst area.
The application says the development will include “studios, conference facilities, storage and electronic storage facilities, places of instruction and places of amusement”.
Residents and office workers in these areas face a traffic nightmare, with congestion and rat running until mid2020 while Jan Smuts Avenue is being widened between Zoo Lake and Bompas Road.
Roadworks will affect the suburbs of Saxonwold, Parkwood, Rosebank, Parktown North, Dunkeld and Dunkeld West.
