Apart­ment project takes off in Blou­berg vil­lage

WEST­ERN CAPE prop­erty de­vel­oper Gary Vos, rep­re­sent­ing the Blou­berg Coastal Prop­erty Trust, re­cently launched a R12-mil­lion, eight-apart­ment de­vel­op­ment in Blaauw­berg on the West Coast.

Spring Tide is be­ing mar­keted by Raw­son Prop­er­ties’ Blaauw­berg fran­chise, owned by prin­ci­pal Mike Abra­hamse.

Abra­hamse says this fol­lows Raw­son’s pre­vi­ous as­so­ci­a­tions at the Sandy Bay and The Break­ers de­vel­op­ments, all of which were com­pet­i­tively priced and sold fast.

“Spring Tide is right in the heart of Blou­berg, half a block from the beach and within easy walk­ing dis­tance of the area’s well-known restau­rants, bistros and cof­fee shops. It will have a con­tem­po­rary style with mod­ern mono-pitch roofs and Cape Cod-type tim­bered fa­cade claddings,” said Abra­hamse.

“Units will vary in size from 70m² to 100m² and, as on Vos’s pre­vi­ous de­vel­op­ments, fin­ishes in the open plan lay­outs will in­clude sand­stone tiles, gran­ite coun­ter­tops in the kitchens, down-lighters, black alu­minium-framed win­dows and bal­cony doors and stain­less steel balustrades.

“In gen­eral, bath­rooms and kitchens will be par­tic­u­larly lux­u­ri­ous and typ­i­cal of the qual­ity of this de­vel­oper’s projects.”

The units are mostly north­fac­ing. The de­vel­op­ment will have a land­scaped com­mu­nal court­yard with braai fa­cil­i­ties.

Garages will be un­der­neath the du­plex units, mak­ing this a three­storey project. Six of the apart­ments will have two bed­rooms and two bath­rooms and two have three bed­rooms with two bath­rooms.

Two of the ground floor units have gar­dens.

Abra­hamse says take-up has been fast, and there only three two- bed­room units (70m²) and one three­bed­room unit (100m²) still avail­able. Th­ese are priced from R998 000 (ex­clud­ing the garage) to R1 565 000 for a three-bed­room unit with a dou­ble garage.

Abra­hamse says th­ese prices re­flect the cur­rent state of the mar­ket – but, he pre­dicted, within four to five years the same units will be sell­ing at dou­ble what the de­vel­op­ers are now ask­ing.

Com­ple­tion of Spring Tide is sched­uled for De­cem­ber.
