Muizenberg development the place to be
CONSTRUCTION is in full swing at the new Sunrise Villas development in Muizenberg, says MSP Group managing director John Coetzee, the developer.
Muizenberg is being given a facelift through property investments and new residential developments, and 75 percent of the 147 units at Sunrise Villas have been sold, says Coetzee, although buyers still have a choice of one-, two-and three-bedroom units in which to invest.
Jaco Maritz, general manager of marketing agency Uvest, says position in Cape Town is everything and there is a growing scarcity of beachfront land for development.
“Seaside living is usually reserved for only the privileged few, but is now more accessible. Sunrise Villas is on the beachfront at Sunrise Circle and unit prices start at R759 000, which is within the reach of middle-class buyers,” he says.
A recent study by online data resource SA Property Traders Guide (SAPTG) showed that the average price of beachfront units in Muizenberg is R900 000, compared to Big Bay at R1.3 million and Bloubergstrand at R1.03m.
“Probably the most important and interesting revelation from SAPTG’s suburbs trend report is that compared to its West Coast counterparts, Muizenberg has, by far, the most positive growth trend over a five-year period. Sectional title unit prices increased by 11.15 to 11.3 percent in Big Bay and Bloubergstrand, whereas Muizenberg had an impressive 24.43 percent growth over a five-year period.”
Maritz says Sunrise Villas is ideal as a holiday property, offering all amenities and the best position on the Muizenberg coast. MSP can arrange that out-of-town investors have their units furnished through interior packages by interior specialist Emma Jane Halford, of Emma H Interiors.
Only 38 units are still available. Construction is on track and occupation is scheduled for May and June 2010.
