Majestic sales at Kalk Bay ‘village’
AFTER a record price of R7.5 million, total sales at the Majestic Village in Kalk Bay have exceeded R200m.
The R7.5m price is the highest amount paid for an apartment in Kalk Bay, which was sold by Pam Golding Properties (PGP). There are now 13 units left for sale in the development, with 58 already sold.
The Majestic Village, opposite the Kalk Bay harbour, incorporates several restored historic buildings dating back to the early 1900s, including the Majestic and New Kings hotels.
The development also has a coffee shop, book shop, wine bar and seafood restaurant. An old hotel ballroom houses a wellness centre for the use of residents, as well as the popular Majestic Spa, which offers a full range of facial and body treatments, including reflexology, reiki, shiatsu and aromatherapy.
Accommodation options include apartments, townhouses and row houses. The units still available for sale range from a 51m one-bedroom apartment in the New Kings building, priced at R1.8m, to a five-bedroom, 330m suite at the Majestic, priced at R10.5m.
There are still units available in the stand-alone Harbour Lodge, one unit in the Middedorp, as well as three townhouses. All the units in the other buildings have been sold.
PGP’s developments director, Bev Bloch, says the buyer profile has been predominantly South African.
“Buyers have included a number of professionals, as well as some commuters from Gauteng who use this as their base in the Cape,” she said. “There are also several couples who have downscaled, either for their retirement or once their children have left home.
“About 15 percent of residents are foreigners who use this as their home during the European winter. The high levels of security as well as the presence of a full-time manager mean they can lock up and go with complete peace of mind.”
Developer Paul Boehmke says the Majestic Village has won two awards, including the 2008 SAPOA (South African Property Owners Association) award for innovative excellence in property development, and a merit award from the South Af r i c a n I n s t i t u t e o f L a n d s c a p e Architects.
