Ma­jes­tic sales at Kalk Bay ‘vil­lage’

AF­TER a record price of R7.5 mil­lion, to­tal sales at the Ma­jes­tic Vil­lage in Kalk Bay have ex­ceeded R200m.

The R7.5m price is the high­est amount paid for an apart­ment in Kalk Bay, which was sold by Pam Gold­ing Prop­er­ties (PGP). There are now 13 units left for sale in the de­vel­op­ment, with 58 al­ready sold.

The Ma­jes­tic Vil­lage, op­po­site the Kalk Bay har­bour, in­cor­po­rates sev­eral re­stored his­toric build­ings dat­ing back to the early 1900s, in­clud­ing the Ma­jes­tic and New Kings ho­tels.

The de­vel­op­ment also has a cof­fee shop, book shop, wine bar and seafood restau­rant. An old ho­tel ball­room houses a well­ness cen­tre for the use of res­i­dents, as well as the pop­u­lar Ma­jes­tic Spa, which of­fers a full range of fa­cial and body treat­ments, in­clud­ing re­flex­ol­ogy, reiki, shi­atsu and aro­mather­apy.

Ac­com­mo­da­tion op­tions in­clude apart­ments, town­houses and row houses. The units still avail­able for sale range from a 51m one-bed­room apart­ment in the New Kings build­ing, priced at R1.8m, to a five-bed­room, 330m suite at the Ma­jes­tic, priced at R10.5m.

There are still units avail­able in the stand-alone Har­bour Lodge, one unit in the Mid­de­dorp, as well as three town­houses. All the units in the other build­ings have been sold.

PGP’s de­vel­op­ments di­rec­tor, Bev Bloch, says the buyer pro­file has been pre­dom­i­nantly South African.

“Buy­ers have in­cluded a num­ber of pro­fes­sion­als, as well as some com­muters from Gaut­eng who use this as their base in the Cape,” she said. “There are also sev­eral cou­ples who have down­scaled, ei­ther for their re­tire­ment or once their chil­dren have left home.

“About 15 per­cent of res­i­dents are for­eign­ers who use this as their home dur­ing the Euro­pean win­ter. The high lev­els of se­cu­rity as well as the pres­ence of a full-time man­ager mean they can lock up and go with com­plete peace of mind.”

De­vel­oper Paul Boehmke says the Ma­jes­tic Vil­lage has won two awards, in­clud­ing the 2008 SAPOA (South African Prop­erty Own­ers As­so­ci­a­tion) award for in­no­va­tive ex­cel­lence in prop­erty de­vel­op­ment, and a merit award from the South Af r i c a n I n s t i t u t e o f L a n d s c a p e Ar­chi­tects.
