Sale lures commercial investors
MANY commercial, industrial and development properties are going under the hammer at ClareMart’s next commercial auction on Wednesday at Cape Town’s Mount Nelson Hotel.
Toplin House, a nationally tenanted building in the northern suburbs, is for sale. Situated on a corner at 217-219 Voortrekker Road in Parow, the property enjoys income of R1.45 million a year and more rental potential. It now boasts approval for a large advertising billboard, which will add to its healthy income stream.
Closer to the CBD, 21 Natal Street in Paarden Eiland is a modern three-storey building with double-volume warehousing, a 920m² showroom and 330m² of offices. The property features parking, a lift, container access and security. As well as its convenient proximity to the harbour, the area allows quick access to major distribution routes such as the N1 and N7.
Another lot, the landmark Old Granary building in Woodstock, is also drawing attention. Situated at 4C Beach Road, on a 1 401m² erf, the site consists of a six-storey 2 444m² building and a 400m² warehouse. Plans have been approved for a parking garage on the warehouse footprint. Much bulk remains unused in line with the zoning scheme and it could be turned into a mixeduse development.
Bids are also being invited on a Mowbray apartment block situated on the cor ner of 10 Main Road and Bollihope Crescent. It features residential and retail components offering a secure income. The block comprises three shops, seven garages, a cottage and seven flats. The 906m² erf brings in rent of R600 000 a year. The large site has sectional title potential.
A high exposure corner site in the heart of the Tokai business centre will also fall under the hammer. Situated on the cor ner of Dam and Tokai Roads adjacent to the Blue Route Mall, it boasts fully approved plans for a multistorey commercial complex.
Previously home to an estate agency, the 762m² site has good exposure to passing trade and signage potential. It is ideal for redevelopment as a corporate headquarters or for a retailer wishing to boost visibility to trade. The B1 zoned property houses two tenants and comprises office and retail space and parking for more than 15 vehicles.
The auction takes place on Wednesday, November 18, in the ballroom of the Mount Nelson Hotel in Cape Town at 12,30pm. For more infor mation, call 021 425 8822 or visit www.claremart.com.
