N O RT H S H O R E , wh i c h a d j o i n s Beach Es­tate, was de­vel­oped in the early 1980s and is one of Hout Bay’s very pop­u­lar and more af­ford­able sea-view sub­urbs.

Pondicherry Place, Northshore’s new­est town­house de­vel­op­ment, is set on the slopes of Hout Bay’s land­mark Kar­bonkel­berg and over­looks the bay. It con­sists of 12 three-bed­room and four-bed­room sec­tional ti­tle units rang­ing in size from 222m² to 381m², which are priced be­tween R2.95 mil­lion and R6.95m, in­clud­ing VAT. It has been de­signed to al­low each unit sea, moun­tain and bay views from all bal­conies and win­dows.

Says Bernie Staub, of mar­ket­ing agency Cape Water­front Es­tates: “Fea­tures in­clude large dou­ble garages, high-qual­ity fit­tings and built-in cup­boards, be­spoke de­signer kitchens, neu­tral porce­lain tiles, car­pets, wood skirt­ings and alu­minium win­dows and doors.”

Grant At­teridge, also of Cape Water­front Es­tates, adds: “The com­bi­na­tion of mod­ern de­sign, fin­ish and lo­ca­tion, to­gether with com­pa­ra­ble prices, should at­tract buy­ers who are looking for se­cure homes in beau­ti­ful sur­round­ings, near to, but not neg­a­tively af­fected by, the prox­im­ity of the beach, shop­ping cen­tres, as well as leisure and en­ter­tain­ment out­lets and fa­cil­i­ties.”

There are sev­eral dif­fer­ent sizes and types of units to choose from.

Type R1 is the flag­ship unit at Pondicherry.

The 380m² free­stand­ing unit has two pri­vate gar­dens, four bed­rooms, four bath­rooms, an open-plan liv­ing area ex­tend­ing onto a wrap­around bal­cony in the front and a pri­vate gar­den in the back. It also has a large dou­ble garage and a sep­a­rate laun­dry.

The three Type A units mea­sure 265m² with 55m² dou­ble garages and large, open-plan liv­ing ar­eas that ex­tend onto pri­vate gar­dens and bal­conies.

The seven 220m² Type B units have dou­ble garages, fam­ily rooms and large, open-plan kitchen and liv­ing ar­eas that ex­tend onto two bal­conies. The top floor con­tains the mas­ter bed­room, with an en-suite bath­room and a bal­cony, and two ad­di­tional bed­rooms.

At 410m² the three-storey Type R2 home is the largest free-stand­ing unit. Two bed­rooms with en-suite bath­rooms on the ground floor have ac­cess to the gar­dens, as well as a large garage. The open-plan kitchen and liv­ing space with fire­place oc­cupy the first floor, which has ac­cess to a pri­vate gar­den and a large bal­cony. The top floor con­tains the mas­ter bed­room with an en-suite bath­room and a dress­ing room, and a sec­ond large bed­room with an en-suite bath­room, both of which open onto a siz­able bal­cony with mag­nif­i­cent views of the bay and sur­round­ing moun­tains.
