A place for the security-conscious buyer
N O RT H S H O R E , wh i c h a d j o i n s Beach Estate, was developed in the early 1980s and is one of Hout Bay’s very popular and more affordable sea-view suburbs.
Pondicherry Place, Northshore’s newest townhouse development, is set on the slopes of Hout Bay’s landmark Karbonkelberg and overlooks the bay. It consists of 12 three-bedroom and four-bedroom sectional title units ranging in size from 222m² to 381m², which are priced between R2.95 million and R6.95m, including VAT. It has been designed to allow each unit sea, mountain and bay views from all balconies and windows.
Says Bernie Staub, of marketing agency Cape Waterfront Estates: “Features include large double garages, high-quality fittings and built-in cupboards, bespoke designer kitchens, neutral porcelain tiles, carpets, wood skirtings and aluminium windows and doors.”
Grant Atteridge, also of Cape Waterfront Estates, adds: “The combination of modern design, finish and location, together with comparable prices, should attract buyers who are looking for secure homes in beautiful surroundings, near to, but not negatively affected by, the proximity of the beach, shopping centres, as well as leisure and entertainment outlets and facilities.”
There are several different sizes and types of units to choose from.
Type R1 is the flagship unit at Pondicherry.
The 380m² freestanding unit has two private gardens, four bedrooms, four bathrooms, an open-plan living area extending onto a wraparound balcony in the front and a private garden in the back. It also has a large double garage and a separate laundry.
The three Type A units measure 265m² with 55m² double garages and large, open-plan living areas that extend onto private gardens and balconies.
The seven 220m² Type B units have double garages, family rooms and large, open-plan kitchen and living areas that extend onto two balconies. The top floor contains the master bedroom, with an en-suite bathroom and a balcony, and two additional bedrooms.
At 410m² the three-storey Type R2 home is the largest free-standing unit. Two bedrooms with en-suite bathrooms on the ground floor have access to the gardens, as well as a large garage. The open-plan kitchen and living space with fireplace occupy the first floor, which has access to a private garden and a large balcony. The top floor contains the master bedroom with an en-suite bathroom and a dressing room, and a second large bedroom with an en-suite bathroom, both of which open onto a sizable balcony with magnificent views of the bay and surrounding mountains.
