In­vest­ment op­por­tu­nity for first-time buy­ers

THE OF­FI­CIAL launch of the Av­enues in Grassy Park will take place this week­end.

RE/MAX Ul­tra Se­lect is mar­ket­ing Take Shape Prop­erty Ser­vices’ off-plan sec­tional ti­tle devel­op­ment where flats are priced for in­vestors and first-time home­buy­ers.

Mark Brick­les, bro­ker / owner of RE/MAX Ul­tra Se­lect, says this devel­op­ment will con­sist of 66 two-bed­room units mea­sur­ing be­tween 55m and 70m2 and priced from R385 000 to R432 000. The more ex­pen­sive flats have pri­vate gar­dens.

Com­par­a­tively, Brick­les says a 30m bach­e­lor flat in the area would usu­ally sell for about R385 000. A three-bed­room home, on the other hand, would sell for about R700 000.

“The Av­enues is a se­cure devel­op­ment of­fer­ing buy­ers fit­ted kitchens, a choice of fin­ishes and in­di­vid­ual park­ing bays. The pric­ing is es­pe­cially at­trac­tive for first-time buy­ers as their bond re­pay­ments would not be much higher than cur­rent rentals,” says Brick­les.

He said the av­er­age rentals would be be­tween R3 200 and R3 500 a month and a bond re­pay­ment on a R385 000 flat would cost about R3 800 .

The Av­enues is cen­trally sit­u­ated on the bus and taxi routes, with the M5 eas­ily ac­ces­si­ble.
