Tenanted units hold investment potential
TWO SECTIONAL title office units and an apartment block in Table View will fall under the hammer in ClareMart Auction Group’s multiple commercial auction this month.
The office units, in a duplex office block at 113 Blaauwberg Road, could be sold separately or together, as it is possible to combine both units into one office space, says director Mike Baigel.
Unit 3A is on the ground floor and comprises a reception area, offices, a storeroom, bathroom, kitchenette and an allocated parking bay.
“The 50m² office offers a gross rental income of R42 000 per annum, excluding VAT. There is a one-year lease in place, which expires in June 2011,” Baigel said.
Unit 3B is located directly above this unit and comprises offices, a bathroom, a kitchenette and an allocated parking bay.
“The 58m² unit offers a gross rental income of R48 000 per annum, excluding VAT. The one-year lease currently in place expires in September 2011, and there is a two-year renewal option.”
Baigel said both offices had ample off-street parking for clients.

The block may be viewed on Sunday, June 20, from 2pm to 5pm, and on Thursday, June 24, from noon to 3pm.
The auction will be held in the Garden Room of the Mount Nelson Hotel at 12.30pm on Wednesday, June 30.
