Seaboard apart­ments up for grabs in ‘flash auc­tion’

THE CLAREMART Auc­tion Gro u p ’ s “ F l a s h Au c t i o n s ” , which fea­ture lower to mid-end res­i­den­tial prop­er­ties, have proved very suc­cess­ful, with a h i g h c o n f i r mat i o n r a t e f o r sales, ac­cord­ing to the group’s man­ag­ing di­rec­tor, An­drew Koch.

“Even though the global fi­nan­cial cri­sis is re­solv­ing, this is still a pop­u­lar auc­tion plat­form,” he says. “Our flash auc­tion por tfo­lio in­cludes forced and ‘dis­tress’ sales, giv­ing sell­ers who need to sell ur­gently an exit op­por­tu­nity, while si­mul­ta­ne­ously pro­vid­ing op­por­tu­ni­ties for home seekers and in­vestors.”

Among the seaboard res­i­den­tial prop­er­ties to be of­fered in the June Flash Auc­tion port­fo­lio, Koch high­lights a taste­fully ren­o­vated apart­ment in Son Vida at 85 Som­er­set Street, Green Point.

Unit 101 com­prises two bed­rooms, a mod­ern bath­room, an open-plan kitchen, lounge and din­ing room, re­stored par­quet floors, a bal­cony and an off- street garage.

“The apart­ment has har­bour views and of­fers a po­ten­tial rental in­come of R7 500 per month. It may be viewed on Sun­day, June 27, from 2pm to 5pm,” he says.

Also on auc­tion is a spa­cious one-bed­room cot­tage, sit­u­ated at 31 Fir­mount Road in Sea Point.

“The 90m² cot­tage, which is built on a 103m² erf, has a Vic­to­rian bath­room, an im­mac­u­late kitchen and a sep­a­rate court­yard.”

An­other At­lantic seaboard apart­ment that will fall un­der the ham­mer is a re­tire­ment unit in Good Hope Park at 155 Beach Road, Mouille Point. The one-bed­room apart­ment has an open-plan liv­ing area and a bath­room with shower, with ocean views, says Koch.

Those in­ter­ested may view the apart­ment on Sun­day, June 27, be­tween 2pm and 5pm.

Two ten­anted apart­ments in Ta­ble View will also be sold. Unit 7 and Unit 10 in Athens Walk, 4 2 Athens Road, each com­prise one bed­room, a full bath­room, a fit­ted kitchen and a lounge area.

Koch adds that each of the units has an al­lo­cated park­ing bay and re­mote-con­trol ac­cess. “Each apart­ment is 35m² in size and of­fers a rental in­come of R3 500 per month. These are great in­vest­ment pur­chases in a prime lo­ca­tion,” he says.

The apart­ments may be viewed on Sun­day, June 27.

Also on auc­tion is a fully fur­nished beach­front flat: Unit 701 in the Por­tico apart­ment block in Athens Road, Blaauberg. The 90m² apart­ment com­prises two bed­rooms, t wo b a t h r o o m s a n d l i v i n g ar­eas. It has two un­der­cover park­ing bays and of­fers a rental in­come of R9 000 per month.

All the prop­er­ties will be auc­tioned in the Gar­den Room of the Mount Nel­son Ho­tel at 1.30pm on Wed­nes­day, when the ClareMart Auc­tion Group will host its next Flash Auc­tion.
