Seaboard apartments up for grabs in ‘flash auction’
THE CLAREMART Auction Gro u p ’ s “ F l a s h Au c t i o n s ” , which feature lower to mid-end residential properties, have proved very successful, with a h i g h c o n f i r mat i o n r a t e f o r sales, according to the group’s managing director, Andrew Koch.
“Even though the global financial crisis is resolving, this is still a popular auction platform,” he says. “Our flash auction por tfolio includes forced and ‘distress’ sales, giving sellers who need to sell urgently an exit opportunity, while simultaneously providing opportunities for home seekers and investors.”
Among the seaboard residential properties to be offered in the June Flash Auction portfolio, Koch highlights a tastefully renovated apartment in Son Vida at 85 Somerset Street, Green Point.
Unit 101 comprises two bedrooms, a modern bathroom, an open-plan kitchen, lounge and dining room, restored parquet floors, a balcony and an off- street garage.
“The apartment has harbour views and offers a potential rental income of R7 500 per month. It may be viewed on Sunday, June 27, from 2pm to 5pm,” he says.
Also on auction is a spacious one-bedroom cottage, situated at 31 Firmount Road in Sea Point.
“The 90m² cottage, which is built on a 103m² erf, has a Victorian bathroom, an immaculate kitchen and a separate courtyard.”
Another Atlantic seaboard apartment that will fall under the hammer is a retirement unit in Good Hope Park at 155 Beach Road, Mouille Point. The one-bedroom apartment has an open-plan living area and a bathroom with shower, with ocean views, says Koch.
Those interested may view the apartment on Sunday, June 27, between 2pm and 5pm.
Two tenanted apartments in Table View will also be sold. Unit 7 and Unit 10 in Athens Walk, 4 2 Athens Road, each comprise one bedroom, a full bathroom, a fitted kitchen and a lounge area.
Koch adds that each of the units has an allocated parking bay and remote-control access. “Each apartment is 35m² in size and offers a rental income of R3 500 per month. These are great investment purchases in a prime location,” he says.
The apartments may be viewed on Sunday, June 27.
Also on auction is a fully furnished beachfront flat: Unit 701 in the Portico apartment block in Athens Road, Blaauberg. The 90m² apartment comprises two bedrooms, t wo b a t h r o o m s a n d l i v i n g areas. It has two undercover parking bays and offers a rental income of R9 000 per month.
All the properties will be auctioned in the Garden Room of the Mount Nelson Hotel at 1.30pm on Wednesday, when the ClareMart Auction Group will host its next Flash Auction.
