Plots in Stel­len­bosch river devel­op­ment nearly sold out in days

MORE than 100 er­ven have been sold in the three weeks since the launch of Brandwacht aan Rivier, the new se­cure devel­op­ment on the banks of the Brandwacht River in Stel­len­bosch.

Pam Gold­ing Prop­er­ties has sold 104 er­ven, most of them within the first eight days af­ter the launch. There are now just 16 er­ven still avail­able, priced from R1.5 mil­lion to R2.7m.

PGP’s project man­ager for the re­gion, Louise Varga, says de­vel­op­ments have not sold this fast for at least three years.

“The phe­nom­e­nal sales at Brandwacht aan Rivier prove that when you have the right prod­uct at the right price in the r i g h t l o c a t i o n , b u ye r s wi l l re­spond.

“What makes these sales fig­ures even more sig­nif­i­cant is the fact that buy­ers had to pay 30 per­cent de­posits. Banks are sim­ply not pre­pared to give higher loans on va­cant land at present.”

PGP’s MD for the Boland and Over­berg re­gions, An­nien Borg, says the speed of sales is also an in­di­ca­tor of how scarce it is to find va­cant land in Stel­len­bosch.

“There is par­tic­u­lar de­mand for land on the moun­tain side of the R44, link­ing S t e l l e n b o s c h a n d S o merse t West,” she says.

“This sought-af­ter lo­ca­tion with its dra­matic moun­tain back­drops of­fers easy ac­cess to prom­i­nent schools, as well as to the shops, restau­rants and other fa­cil­i­ties in the Stel­len­bosch CBD. It is ideal for fam­i­lies and an easy com­mute for those work­ing in Stel­len­bosch and Som­er­set West.

“The buy­ers have in­cluded mainly fam­i­lies with young chil­dren, as well as cou­ples down­scal­ing af­ter their chil­dren have left home – most of them Stel­len­bosch res­i­dents who know the area.”

The 120 er­ven in the devel­op­ment range in size from 329m to 955m2, with most sized be­tween 400m2 and 700m2. Strict ar­chi­tec­tural guide­lines will g ove r n t h e bu i l d i n g o f a l l homes, to en­sure a com­pat­i­ble de­sign theme is main­tained through­out the es­tate, us­ing pre­dom­i­nantly dark grey and char­coal pitched roofs along­side earth-coloured walls.

Wa t e r f e a t u r e s a n d t h e plant­ing of in­dige­nous trees will be en­cour­aged, and the built foot­print may not ex­ceed 50 per­cent of the plot.

The pris­tine Brandwacht River runs the en­tire length of the devel­op­ment, and com­mon ar­eas will be land­scaped along the river-banks to cre­ate walk­ways, bridges and lawns. The es­tate is sur­rounded by elec­tric fenc­ing.

Ser­vices are cur­rently be­ing in­stalled on site, and trans­fer of the er­ven is ex­pected to take place in Oc­to­ber next year. Buy­ers will have five years to start build­ing their homes.
