Plots in Stellenbosch river development nearly sold out in days
MORE than 100 erven have been sold in the three weeks since the launch of Brandwacht aan Rivier, the new secure development on the banks of the Brandwacht River in Stellenbosch.
Pam Golding Properties has sold 104 erven, most of them within the first eight days after the launch. There are now just 16 erven still available, priced from R1.5 million to R2.7m.
PGP’s project manager for the region, Louise Varga, says developments have not sold this fast for at least three years.
“The phenomenal sales at Brandwacht aan Rivier prove that when you have the right product at the right price in the r i g h t l o c a t i o n , b u ye r s wi l l respond.
“What makes these sales figures even more significant is the fact that buyers had to pay 30 percent deposits. Banks are simply not prepared to give higher loans on vacant land at present.”
PGP’s MD for the Boland and Overberg regions, Annien Borg, says the speed of sales is also an indicator of how scarce it is to find vacant land in Stellenbosch.
“There is particular demand for land on the mountain side of the R44, linking S t e l l e n b o s c h a n d S o merse t West,” she says.
“This sought-after location with its dramatic mountain backdrops offers easy access to prominent schools, as well as to the shops, restaurants and other facilities in the Stellenbosch CBD. It is ideal for families and an easy commute for those working in Stellenbosch and Somerset West.
“The buyers have included mainly families with young children, as well as couples downscaling after their children have left home – most of them Stellenbosch residents who know the area.”
The 120 erven in the development range in size from 329m to 955m2, with most sized between 400m2 and 700m2. Strict architectural guidelines will g ove r n t h e bu i l d i n g o f a l l homes, to ensure a compatible design theme is maintained throughout the estate, using predominantly dark grey and charcoal pitched roofs alongside earth-coloured walls.
Wa t e r f e a t u r e s a n d t h e planting of indigenous trees will be encouraged, and the built footprint may not exceed 50 percent of the plot.
The pristine Brandwacht River runs the entire length of the development, and common areas will be landscaped along the river-banks to create walkways, bridges and lawns. The estate is surrounded by electric fencing.
Services are currently being installed on site, and transfer of the erven is expected to take place in October next year. Buyers will have five years to start building their homes.
