Launch of new Paarl life­style re­tire­ment vil­lage with moun­tain views

RAW­SON Prop­er­ties Paarl fran­chise, owned and run by Lizette Jou­bert, is mar­ket­ing phase one of a new life­style re­tire­ment vil­lage, Oude Chardon­nay, on the banks of the Berg River.

“The units are sold on a free­hold ba­sis with full re­cov­ery plus prof­its when resold and there is no lower age limit on buy­ers. Res­i­dents have to be 55 years or older but the own­ers can be of any age. This makes Oude Chardon­nay ideal for younger peo­ple who want to se­cure a home for their par­ents in their old age but who would like to see re­turns on their in­vest­ment.

It also makes the project suit­able for straight buy-to-let in­vestors.

“The 5ha south­ern Paarl site will have 2ha of gar­dens and res­i­dents will have 360° views of the Si­mons­berg, Paarl­berg, Fran­schhoek and Drak­en­stein moun­tains.

“Oude Chardon­nay is only two min­utes drive from the town cen­tre, and about 700m from the Paarl Mall. The es­tate will be se­cured with elec­tri­fied fenc­ing, ac­cess will be con­trolled and guards will be on duty round the clock.

“An in- house golf cart trans­port/ porter ser­vice ( owned and op­er­ated by the home­own­ers’ as­so­ci­a­tion) will be avail­able to take res­i­dents to din­ing and/ or med­i­cal fa­cil­i­ties or to visit friends who also live in the es­tate. A home­own­ers’ as­so­ci­a­tion man­aged minibus shut­tle ser­vice for res­i­dents that do not want to drive in Paarl’s busy traf­fic will take res­i­dents to the shops, restau­rants and other fa­cil­i­ties in town.”

She says the com­plex is an­i­mal friendly and small pets are wel­come. A full med­i­cal sup­port fa­cil­ity with as­sisted liv­ing apart­ments will be pro­vided, and each free­hold house in the first phase will be fit­ted with a free air-con­di­tioner unit.

“The de­vel­op­ers want to es­tab­lish about 350 res­i­den­tial op­por­tu­ni­ties within the next two years, so it will be a phased project. Phase one will con­sist of 45 plot- and- plan houses de­signed in a sim­ple modern Cape Dutch style with fea­tures such as straight-line gables, tiled floors, car­pets in the liv­ing ar­eas and wooden per­go­las.”

Jou­bert says buy­ers can choose from about five lay­outs, from a ba­sic 93m² two-bed­room unit to a fit­ted out 158m² house with three bed­rooms, two bath­rooms, a ter­race, a garage and a park­ing space. Buy­ers can work on per­son­alised lay­outs in con­junc­tion with the ar­chi­tect.

De­vel­op­ers are of­fer­ing dis­count ed prices of R995 000 on the first five t wo- bed­room houses s ol d and R1.059 mil­lion on the sec­ond batch of five. The nor­mal sell­ing prices will start at R1.195m.

In the fol­low-up phase, the de­vel­op­ers will build a 3 000m² med­i­cal fa­cil­ity with 70 as­sisted liv­ing units, each with a sin­gle bed­room, a bath­room and a kitch­enette. These will be priced from R495 000. This cen­tre will have a din­ing room, a liv­ing room, a club­house/en­ter­tain­ment room, a li­brary and a hair­dresser.

Med­i­cal as­sis­tance in­ter­com sys­tems will be avail­able in each house, linked to the med­i­cal fa­cil­ity.
