Launch of new Paarl lifestyle retirement village with mountain views
RAWSON Properties Paarl franchise, owned and run by Lizette Joubert, is marketing phase one of a new lifestyle retirement village, Oude Chardonnay, on the banks of the Berg River.
“The units are sold on a freehold basis with full recovery plus profits when resold and there is no lower age limit on buyers. Residents have to be 55 years or older but the owners can be of any age. This makes Oude Chardonnay ideal for younger people who want to secure a home for their parents in their old age but who would like to see returns on their investment.
It also makes the project suitable for straight buy-to-let investors.
“The 5ha southern Paarl site will have 2ha of gardens and residents will have 360° views of the Simonsberg, Paarlberg, Franschhoek and Drakenstein mountains.
“Oude Chardonnay is only two minutes drive from the town centre, and about 700m from the Paarl Mall. The estate will be secured with electrified fencing, access will be controlled and guards will be on duty round the clock.
“An in- house golf cart transport/ porter service ( owned and operated by the homeowners’ association) will be available to take residents to dining and/ or medical facilities or to visit friends who also live in the estate. A homeowners’ association managed minibus shuttle service for residents that do not want to drive in Paarl’s busy traffic will take residents to the shops, restaurants and other facilities in town.”
She says the complex is animal friendly and small pets are welcome. A full medical support facility with assisted living apartments will be provided, and each freehold house in the first phase will be fitted with a free air-conditioner unit.
“The developers want to establish about 350 residential opportunities within the next two years, so it will be a phased project. Phase one will consist of 45 plot- and- plan houses designed in a simple modern Cape Dutch style with features such as straight-line gables, tiled floors, carpets in the living areas and wooden pergolas.”
Joubert says buyers can choose from about five layouts, from a basic 93m² two-bedroom unit to a fitted out 158m² house with three bedrooms, two bathrooms, a terrace, a garage and a parking space. Buyers can work on personalised layouts in conjunction with the architect.
Developers are offering discount ed prices of R995 000 on the first five t wo- bedroom houses s ol d and R1.059 million on the second batch of five. The normal selling prices will start at R1.195m.
In the follow-up phase, the developers will build a 3 000m² medical facility with 70 assisted living units, each with a single bedroom, a bathroom and a kitchenette. These will be priced from R495 000. This centre will have a dining room, a living room, a clubhouse/entertainment room, a library and a hairdresser.
Medical assistance intercom systems will be available in each house, linked to the medical facility.
