Mil­ner­ton re­tire­ment vil­lage takes new ap­proach to frail care

AQUA­COR HAS de­signed a se­cure l i f es­tyle vil­lage for heal t hy, s e mi- ret i red and re­tired over-50s who still lead ac­tive lives in Cor­sair Road, San­drift, Mil­ner­ton.

The one-bed­room units are priced from R725 000 and twobed­room homes from R899 000, says Aqua­cor’s new busi­ness di­rec­tor, Matthew Quin­ton.

“Aqua­cor has ap­proached frail care and med­i­cal care fa­cil­i­ties from a dif­fer­ent per­spec­tive to the more tra­di­tional re­tire­ment vil­lages,” he says.

“Peo­ple are liv­ing longer and stay­ing healthy and fit for longer, and the feed­back we have is that buy­ers don’t want to be pe­nalised by very high levies to carry the mas­sive costs of frail care and med­i­cal fa­cil­i­ties when they may never ac­tu­ally need them.

“We have con­tracted with the Cape Penin­sula Or­gan­i­sa­tion for the Aged’s ( CPOA) nearby River Glade cen­tre to guar­an­tee off- site frail care avail­ablil­ity at the nom­i­nal charge of R150 a month. This will guar­an­tee a bed, will give five days’ free frail care a year and buy­ers will get a 10 per­cent dis­count on frail care fa­cil­i­ties if they are needed.”

Sec­tional ti­tle units at the Av­enues Vil­lage are be­ing sold off-plan. All the units are at ground level, with cov­ered pa­tios lead­ing to small gar­dens which can be en­closed for pets. An in­ter­nal ex­er­cise track will me­an­der along­side the in­dige­nously planted av­enues. The

homes are fit­ted with ovens, hobs and ex­trac­tors.

The com­mu­nity meet­ing hall will in­clude a medic’s room, a kitchen and toi­let facil- ities, and there will be a coin­op­er­ated laun­dry.

Perime­ter fenc­ing will be mon­i­tored around the clock, and an in­ter­com sys­tem will f acili t ate c om­mu­ni­ca­tion be­tween the homes, as well as the se­cu­rity gate.

Quin­ton says the Av­enues is close to Cen­tury City and Canal Walk, Mil­ner­ton Medi- clinic and the beach, and within 10 min­utes drive of the CBD.

Ar­chi­tect Arthur Quin­ton of Arthur Quin­ton Dar­ryl Croome Ar­chi­tects says the style is a modern take on the clas­sic Cape ver­nac­u­lar with open-plan liv­ing and kitchen spa­ces flow­ing from the front to the back gar­dens.

“We have worked hard to de­velop a de­sign lan­guage that speaks to his­tor­i­cal Cape styles with­out im­port­ing or copy­ing Euro­pean de­sign fea­tures. Our de­signs take pre­vail­ing wind and yearly sun into ac­count; ev­ery ef­fort has been made to de­sign homes that will be truly com­fort­able all year round,” he says.

The Av­enues will be built in four phases and will have 54 units when com­pleted. The first phase of 12 units is be­ing sold off plan and con­struc­tion will start in March. Com­ple­tion is due by the end of 2012.
