Sun­ning­dale twin vil­lages raise the bar

High-end fea­tures and fin­ishes in en­try-level R750 000 homes

THE TWIN vil­lages Mill­cove and North­field are es­tab­lish­ing a new gen­er­a­tion of homes that pro­vide high-end fea­tures at en­try-level prices in Sun­ning­dale, the Gar­den Cities sub­urb on the West Coast.

Twenty of the 31 houses have been sold at Mill­cove in a few weeks, and North­field, the sec­ond half of the group hous­ing project, where a fur­ther 31 homes will be built, will be launched early next year.

Fea­tures of both vil­lages in­clude 2.1m perime­ter walls, elec­tric fenc­ing, elec­tronic re­mote ac­cess con­trol, heat pumps in all houses, as well as garages, elec­tric hobs, un­der­counter ovens and ex­trac­tors. Prices start from R750 000.

“It be­comes more clear as the sub­urb de­vel­ops along the lines of our ur­ban plan­ning phi­los­o­phy, t hat pro­vid­ing homes for a di­verse com­mu­nity cre­ates a har­mo­nious, co­he­sive or­der. Sun­ning­dale i s now home to a wide va­ri­ety of res­i­dents, from young sin­gle pro­fes­sion­als and cou­ples or new­ly­weds, to fam­ily house­holds and re­tired peo­ple,” says Gar­den Cities chief ex­ec­u­tive John Matthews.

“Its pop­u­la­tion re­flects the nat­u­ral suc­ces­sion of our lives, from start­ing out, through the es­tab­lish­ment years, to re­tire­ment or just a qui­eter pace. Sun­ning­dale is, as we en­vi­sioned it, a com­fort­able, solid back­ground against which res­i­dents can cre­ate their lives and achieve their goals.

“Life of­fers a large mea­sure of uncer­tainty, and if at all pos­si­ble we aim to pro­vide an environment that al­lows our com­mu­ni­ties a con­fi­dence in the sta­bil­ity of their home base.

“The houses in the two vil­lages pro­vide a de­gree of lux­ury at prices usu­ally as­so­ci­ated with apart­ments. The heat pumps to pro­vide hot water are a creative in­no­va­tion at do­mes­tic level that of­fer enor­mous cost sav­ings – us­ing only one third of the elec­tric­ity re­quired for con­ven­tional gey­sers.

“And built-in fea­tures take the fi­nan­cial st­ing out of newhome own­er­ship. These are things that when retro-fit­ted can be dif­fi­cult for new buy­ers to man­age fi­nan­cially,” says Matthews.
