New Clare­mont se­cu­rity de­vel­op­ment has solid po­ten­tial for re­turns

A FIVE-STOREY se­cu­rity de­vel­op­ment is be­ing launched in Grove Av­enue, Clare­mont, this weekend

The new 35 on Grove will have 14 units – 12 with two bed­rooms and two bath­rooms and a guest cloak­room, and two pent­houses will have three bed­rooms, three bath­rooms and size­able bal­conies.

“All the units are north-fac­ing and sev­eral of them will have moun­tain views,” says Mike Gre­eff, chief ex­ec­u­tive of Gre­eff Prop­er­ties which has a sole man­date to sell the units.

“This prop­erty has solid po­ten­tial for re­turns. It’s in a p r i me l o c a t i o n c l o s e t o Cavendish Square and Clare­mont’s cen­tral busi­ness hub, and has easy ac­cess to the M3 and the Jam­mie shut­tle route.

“Th­ese units will meet the grow­ing de­mand for rental ac­com­mo­da­tion in the south­ern sub­urbs. Each bed­room will have a bath­room, and each unit will be al­lo­cated am­ple se­cure park­ing – some with au­to­mated garages – which is a huge plus,” says Gre­eff.

De­signed by ar­chi­tect Nic Louw, 35 on Grove will be built by Cape Dutch Con­struc­tion, headed by Nick John­ston, whose port­fo­lio in­cludes lux­ury homes in Bish­op­scourt and Con­stan­tia, other ar­eas of the south­ern sub­urbs and False Bay.

“We will be us­ing top qual­ity fin­ishes and state-of-the art en­ergy-ef­fi­cient fea­tures,” says John­ston.

Prices start from R1.55 mil­lion for a 72m2 two-bed­roomed unit, and the 133m2 three-bedr o o med p e n t h o u s e s c o s t R3.25m each.

A 10 per­cent de­posit is payable up­front and the bal­ance due on reg­is­tra­tion.

Con­struc­tion is sched­uled to start early next year.
