New Claremont security development has solid potential for returns
A FIVE-STOREY security development is being launched in Grove Avenue, Claremont, this weekend
The new 35 on Grove will have 14 units – 12 with two bedrooms and two bathrooms and a guest cloakroom, and two penthouses will have three bedrooms, three bathrooms and sizeable balconies.
“All the units are north-facing and several of them will have mountain views,” says Mike Greeff, chief executive of Greeff Properties which has a sole mandate to sell the units.
“This property has solid potential for returns. It’s in a p r i me l o c a t i o n c l o s e t o Cavendish Square and Claremont’s central business hub, and has easy access to the M3 and the Jammie shuttle route.
“These units will meet the growing demand for rental accommodation in the southern suburbs. Each bedroom will have a bathroom, and each unit will be allocated ample secure parking – some with automated garages – which is a huge plus,” says Greeff.
Designed by architect Nic Louw, 35 on Grove will be built by Cape Dutch Construction, headed by Nick Johnston, whose portfolio includes luxury homes in Bishopscourt and Constantia, other areas of the southern suburbs and False Bay.
“We will be using top quality finishes and state-of-the art energy-efficient features,” says Johnston.
Prices start from R1.55 million for a 72m2 two-bedroomed unit, and the 133m2 three-bedr o o med p e n t h o u s e s c o s t R3.25m each.
A 10 percent deposit is payable upfront and the balance due on registration.
Construction is scheduled to start early next year.
