Last five flats re­leased at the Silo

Lux­ury de­vel­op­ment gets eco-friendly ac­co­lade

THE V& A Water­front has re­leased the last five apart­ments for sale in the No 2 Silo build­ing, which over­looks the Grain Silo com­plex in the cen­tral plaza of Silo Square.

The No 2 Silo build­ing is the V&A Water­front’s first res­i­den­tial de­vel­op­ment in more than five years, since com­ple­tion of the Ma­rina Res­i­dence de­vel­op­ment. It’s also the first res­i­den­tial de­vel­op­ment in South Africa to be as­sessed us­ing the Green Build­ing Coun­cil of South Africa’s ver­sion 1 rat­ing tool, achiev­ing a four- star Green Star rat­ing.

Th­ese last five units in No 2 Silo are from the de­vel­op­ers’ own stock.

There are four 113m twob e d r o o med u n i t s p r i c e d be­tween R4.295 mil­lion and R5.295m. A large two- or three­bed­roomed unit on the top floor of the de­vel­op­ment is also be­ing re­leased at R8.925m.

V&A Water­front chief ex­ec­u­tive David Green says the Silo dis­trict has been ear­marked for mixed-use de­vel­op­ments of res­i­den­tial, com­mer­cial, leisure and ho­tel prop­erty, with the trans­formed Grain Silo as the cen­tral fo­cus of a pub­lic plaza.

The V&A Water­front and Jochen Zeitz re­cently an­nounced a part­ner­ship to cre­ate a new cul­tural in­sti­tu­tion, housed in the 57m tall Grain Silo, which was built in 1921 and re­mains a sky­line icon.

The V&A Water­front is com­mit­ting more than R500m to the de­vel­op­ment re­quired for the es­tab­lish­ment of the mu­seum.

The renowned Zeitz Col­lec­tion will form the found­ing col­lec­tion of the Zeitz Mu­seum of Con­tem­po­rary Art Africa ( Zeitz MO­CAA), which will fo­cus on col­lect­ing, pre­serv­ing, re­search­ing, and ex­hibit­ing cut­ting-edge con­tem­po­rary art from Africa and its di­as­pora.

The seven-storey No 2 Silo res­i­den­tial de­vel­op­ment on Silo Square con­sists of 31 one- and two- bed­roomed apart­ments rang­ing in size from 86m² to 190m ² , on the wa­ter’s edge. Green ma­te­ri­als used in­clude low-en­ergy light­ing, high-per­for­mance glass that pro­vides ther­mal and acous­tic in­su­la­tion and sus­tain­able tim­ber sources that are FSC cer­ti­fied.

No 2 Silo uses sea­wa­ter as a cool­ing agent, a cen­tralised so­lar-heated hot wa­ter sys­tem, and ex­ter­nal so­lar shad­ing, wa­ter-ef­fi­cient show­ers, toi­lets and en­ergy- and wa­ter-ef­fi­cient kitchen ap­pli­ances and en­er­gysav­ing de­vices.

It also has a web­site that al­lows home­own­ers to track and man­age their wa­ter and en­ergy con­sump­tion.

Other fea­tures in­clude a com­mu­nal roof-top en­ter­tain­ment and re­lax­ation area with a gas braai, a 10 x 3.5m ozonated, so­lar-heated pool and wa­ter-wise gar­den – all with panoramic sea and moun­tain views.

As part of the 24/7 ur­ban phi­los­o­phy, No 2 Silo also fea­tures a 24-hour se­cu­rity sys­tem, pri­vate se­cure park­ing for all res­i­dents and manned secu- rity to at­tend to all man­age­ment and se­cu­rity is­sues.

The Silo dis­trict is a fiveminut e wal k f r o m many ameni­ties, in­clud­ing run­ning routes of 2.5km and 5km, the V& A Mar­ket on the Wharf, Galileo Out­door Cin­ema with pic­nics on the cro­quet lawn dur­ing sum­mer, the Spring­bok Ex­pe­ri­ence Rugby Mu­seum, and a range of restau­rants, shops and en­ter­tain­ment fa­cil­i­ties at the V&A Water­front.

A new Pick n Pay store has opened in Vic­to­ria Wharf Shop­ping Cen­tre.

No 2 Silo res­i­dents may also use the canal for swim­ming, stand-up pad­dling and other non-mo­torised sports, and the dis­trict is close to the high­way in­ter­change and pub­lic trans­port routes.
