Gordon’s Bay complex offers prime investment

Weekend Argus (Saturday Edition) - - PROPERTY -

A MODERN commercial space in Gordon’s Bay will fall under the hammer of ClareMart Auction Group during its multiple commercial and investment property auction this month.

“This multipurpose property accommodates the South African head office of international shoe brand Crocs and would suit any major corporation requiring flagship premises,” says executive auction director, Mike Baigel.

“Wasabi Park at 20 Industria Road, Gordon’s Bay is on a 3 820m² erf with about 2 539m² under roof. This Industrial 1 zoned property has a ground floor with a reception area and a showroom as well as a staffroom and ablutions,” says Baigel.

“The first floor consists of about 203m² of air-conditioned open-plan office space with exceptional views and a balcony.

“There is also a warehousing area of about 2 212m² as well as an additional roughly 750m² of racking. Other fea- tures include container access and raised as well as groundlevel loading and dock options. The warehouse has container access and electronic and manual shutter doors and the structure’s flexible layout allows for fairly easy reconfiguration which could possibly create five separate sections.”

Baigel says the property allows for secure parking of an estimated 12 vehicles and provides rental of about R170 000 a year until April.

“We expect interest from owner-operators or developers who requires secure, designer commercial investments with access to the N2, Somerset West and Stellenbosch as well as the City of Cape Town,” says Baigel.

Viewing is by appointment and the auction will take place at the One & Only Hotel, V&A Waterfront on November 25 at 12.30pm. Call Mike Baigel on 021 425 8822 or 082 926 9479 and visit www.claremart.co.za.
