Bumper sales of close to R100m re­ported

Many suc­cesses in just two months

IN THE past two months the ClareMart Auc­tion Group has con­firmed fixed and mov­able as­set sales of close to R100 mil­lion, ac­cord­ing to Far­rell Per­ling, head of sales.

“Many of th­ese sell­ers re­alised the ob­vi­ous ad­van­tages of sell­ing their prop­er­ties on auc­tion – such as the speed and com­pet­i­tive pro­cess that auc­tions of­fer, of­ten go­ing from ‘man­date’ to ‘sold’ in one month – hence their de­ci­sion to pro­ceed to the auc­tion floor for a quick cash re­sult.”

While prop­er­ties are some­times sold prior to auc­tion or post-auc­tion, it is usu­ally the bid­der on the day who ac­quires the prop­erty, he says.

ClareMart’s re­cent sales suc­cesses in­clude a Con­stan­tia prop­erty which sold for

R14.1m, and a large, mixed-use build­ing and ar­cade of shops on a 861m² erf, with di­rect ac­cess to Clare­mont Sta­tion and the Main Road.

“When we took open­ing bids on the lat­ter, it was clear in­vestors and devel­op­ers had recog­nised the up­side po­ten­tial in this prop­erty. The sale was con­firmed at R7.4m, which ex­ceeded the pre-auc­tion val­u­a­tion.”

An Yz­er­fontein villa set on a 580m² erf – a prop­erty Per­ling de­scribes as “en­cap­su­lat­ing all the char­ac­ter of a beach house, cou­pled with the pris­tine fin­ishes found on the pages of de­signer home cat­a­logues” – sold for al­most R7.2m.

A fully-ten­anted block of flats in Brook­lyn, com­pris­ing six two-bed­roomed units mea­sur­ing about 65m² each, sold for R4m, which many felt was con­sid­er­ably above mar­ket value, he says.

In Port Owen, a fivebed­roomed home right on the wa­ter’s edge, with breath­tak­ing views of the Port Owen Ma­rina Wa­ter Canal and a pri­vate jetty, sold for R3.45m.

In an in­sol­vency mat­ter, ClareMart took to auc­tion a 1936 Art Deco clas­sic man­sion in Muizen­berg, with spec­tac­u­lar views over False Bay, and at­tracted a top bid of R3.27m.

“Again, the price was above the pre-auc­tion ex­pec­ta­tions,” Per­ling says.

“Ev­ery month we are see­ing in­creases in the num­ber of pri­vate sell­ers who are will­ing to take the op­por­tu­nity on the auc­tion floor as their first op­tion when it comes to sell­ing their prop­er­ties.

“ClareMart has an ac­tive data­base of more than 20 000 qual­i­fied buy­ers who reg­u­larly at­tend auc­tions.

“No ex­pense is spared in mar­ket­ing our clients’ prop­er­ties on all the rel­e­vant plat­forms to get max­i­mum ex­po­sure.

“We con­tinue to rake in the best pos­si­ble cash of­fers in the cur­rent mar­ket con­di­tions, re­sult­ing in both buy­ers and sell­ers be­ing highly sat­is­fied with the out­comes.”
