In­come-gen­er­at­ing mixed-use prop­erty on of­fer

A WYN­BERG mixed-use prop­erty com­pris­ing a let­table four-bed­roomed house and three ad­join­ing shops that are cur­rently ten­anted will go on auc­tion on Jan­uary

24, pro­vid­ing an in­vest­ment op­por­tu­nity.

The prop­erty could gen­er­ate about R30 000 a month, ac­cord­ing to Tanya Jo­vanovski, fran­chisee of Raw­son Auc­tions Western Cape.

In ad­di­tion to four bed­rooms, the house has two bath­rooms, a lounge, din­ing room, and a kitchen with builtin cup­boards, an oven and a hob. There is a small gar­den and a sin­gle garage.

Jo­vanovski es­ti­mates the house, which will be va­cant on trans­fer, could bring in about R8 000 a month in rental in­come.

The first shop is cur­rently rented by a shoe­maker whose lease ex­pires at the end of March.

“This shop spans about 12m² of the to­tal 688m² erf.

The po­ten­tial rental in­come is R3 000 a month.”

The sec­ond shop, which mea­sures 243m², is occupied by an up­hol­stery busi­ness.

“There is cur­rently no lease, but this shop could po­ten­tially bring in R18 000 in monthly rental in­come,” says Jo­vanovski.

The third shop is rented by a gen­eral dealer who does not have a lease.

“The 143m² café could po­ten­tially at­tract R8 000 monthly,” says Jo­vanovski.

The auc­tion will take place at noon on Jan­uary 24. The re­serve price is avail­able on ap­pli­ca­tion, but all of­fers will be con­sid­ered.

No reg­is­tra­tion fee is re­quired to bid with Raw­son Auc­tions. How­ever, the buyer will be ex­pected to pay a de­posit of 5% of the pur­chase price, as well as 10% com­mis­sion plus VAT over and above the pur­chase price to Raw­son Auc­tions on the seller’s ac­cep­tance of the bid.

Bid­ders are re­quired to be reg­is­tered and must have with them cer­ti­fied copies of their iden­tity doc­u­ments and proof of res­i­dence.
