Mountainside home offers views of Camps Bay

Double-storey with three bedrooms, flatlet, pool and sauna

Weekend Argus (Sunday Edition) - - OPINION -

A DISTINCTIVE home with unobstructed views over the whole of Camps Bay will go on auction on July 25.

On the slopes of Table Mountain at 11 Oudekraal Road, Camps Bay, the doublestorey home offers a rimflow pool, contemporary architecture, multiple living spaces that lead to balconies with sensational views, as well as patios and a sauna, says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.

The property has three bedrooms and includes a self-contained, onebedroomed flatlet that has its own kitchenette and a full bathroom.

“The flatlet could generate an income stream if rented out, or provide independent accommodation for a teenager or parent-in-laws within the family home,” she suggests.

In Jovanovski’s view, one of the home’s best features is that it offers “mesmerising views of the sunsets, providing a stunning backdrop to alfresco dining or sipping cocktails on the patio.”

The ground floor of the property comprises a TV room that looks out on to a patio, the ocean and landscape; a dining room and lounge with a fireplace which offer similar views; an open-plan kitchen with a hob, oven and granite tops; a scullery; a storeroom; a wine cellar; and a patio that opens up to the pool area.

Upstairs is the main bedroom with walk-in cupboards, a full en-suite bathroom, and a sliding door that leads to a patio with panoramic sights of Camps Bay.

“The second and third bedrooms are spacious and also have sliding doors opening on to the patio. In addition there is a separate, full bathroom on this floor.”

The 735m² property has a double garage with direct access to the house, and airconditioning throughout.

Jovanovski believes the serenity and beauty of the property’s location make it unique, and that the auction will offer potential buyers “a once-in-a-lifetime opportunity to acquire this grand home”.

The property will be auctioned at noon on July 25 at 222 Main Road, Rondebosch, the Rawson Property Group’s head office. The reserve price is R20 million, but all offers will be considered.

No registration fee is required to bid. However, the buyer will be expected to pay a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price on the seller’s acceptance of the bid. Bidders are required to be registered and must have with them certified copies of their identity documents and proof of residence.

All offers should be submitted on Rawson
