WELL known lo­cal ar­chi­tect Des Ewing has worked his magic to trans­form this stun­ning mid-ter­race in Kil­lyleagh.

The in­te­rior has been re­designed and com­pletely re­fur­bished to cre­ate a home of sub­stance and style.

Out­side the prop­erty has de­light­ful kerb ap­peal with a ren­dered fin­ish and a ter­ra­cotta shrub-lined path lead­ing to an en­trance porch.

A unique fea­ture in­side is the ad­di­tion of an in­ter­nal court­yard al­low­ing light to flood through the ground floor.

The ac­com­mo­da­tion flows from liv­ing to din­ing to kitchen with a care­fully thought out lay­out which also in­cludes a util­ity area, WC and stor­age space.

On the first floor there are two good sized bed­rooms and a bath­room all boast­ing beau­ti­ful de­sign el­e­ments.

At the back of the house there is a large, ma­ture gar­den with a pri­vate pa­tio which has also been thought­fully fin­ished.

Painted slid­ing sash windows and match­ing solid wood door give the house a quaint pe­riod look at the front.

You en­ter into a porch where a tra­di­tional pan­elled and glazed in­ner door opens di­rectly onto the liv­ing room.

Fea­ture walls el­e­vate this room with a mix of wood pan­elling and stone.

There is a strik­ing Dan­ish Rais Q-tee wood burn­ing stove on a slate hearth and some fine fin­ish­ing touches such as Weaver and Du­cress in­set spot lamps, painted tim­ber stairs with French pol­ished handrail and Sisal tread fin­ish and a rich Elka en­gi­neered ru­ral Oak floor­ing.

The din­ing room also in­cor­po­rates lovely de­sign el­e­ments.

There is built in bench seat­ing fac­ing a glazed wall with doors open­ing to the in­ter­nal court­yard.

Three so­phis­ti­cated pen­dant lights hang where your din­ing ta­ble will sit and this room is also fin­ished with beau­ti­ful Elka en­gi­neered Oak floor­ing.

The util­ity room is al­ready well kit­ted out for you with an in­te­grated fridge/freezer, wash­ing ma­chine and tum­ble dryer.

A mod­ern cloak­room is fin­ished with an ex­posed stone wall and fit­ted with a strik­ing Du­ravit Vero basin with mir­ror and Elka en­gi­neered floor­ing.

Ex­posed stone walls con­trast against mod­ern painted units to cre­ate a de­signer look in the kitchen.

De­signed by the ar­chi­tect, the units were made lo­cally by Func­tion De­sign and fea­ture con­tem­po­rary petrol blue flush doors with con­cealed shark fin han­dles and Quartz work­tops.

There is an in­set stain­less steel sink with Flana­gan Oblique fil­ter mixer tap, a stain­less steel built in elec­tric oven and in­te­grated hob, un­der counter fridge, in­te­grated dish­washer, a lovely il­lu­mi­nated ‘con­tin­u­ous’ shelf and a glazed brick-style con­tin­u­ous splash back.

The room also in­cor­po­rates stor­age units with fit­ted bench seat­ing and there is a vaulted ceil­ing with track spot lights and two roof lights.

Elka en­gi­neered oak floor­ing fin­ishes this high end look and hard­wood painted French doors open to a pa­tio.

The in­ter­nal court­yard is a tran- quil and pri­vate space with tim­ber clad walls, pea gravel with a large tree adding a splash of green­ery.

The prop­erty’s main util­i­ties are housed in a plant room here which is hid­den be­hind clev­erly con­cealed elec­tri­cally locked doors. In­side there is a high ef­fi­ciency Warm­flow con­dens­ing boiler and an Al­bion ul­tra steel cylin­der with mains wa­ter con­trols.

Up­stairs the bed­rooms have a sim­i­lar high level of fin­ish. One of the bed­rooms over­looks the front and the back bed­room fea­tures a lovely tongue and groove wall.

The bath­room is sim­ply stun­ning with con­tem­po­rary high end san­i­tary ware set against a lovely ex­posed nat­u­ral stone wall.

There is a black il­lu­mi­nated cir­cu­lar mir­ror, cen­trally heated towel rail, wet room shower with drench head and glass screen, a sleek wall mounted van­ity unit with porce­lain han­dle mixer tap and a beau­ti­ful free stand­ing ‘Bel­gravia by Char­lotte Ed­wards’ bath.

This room is bright with both a slid­ing sash win­dow and roof light and Er­gon tiles on the floor and in the shower fin­ish the mod­ern style.

Out­side this home also de­lights and of­fers lots of space. The front gar­den is planted in a cot­tage style with a lawn and dec­o­ra­tive metal gate.

As well as the in­ner court­yard, the back gar­den has been given a de­signer look. It is fin­ished with a quarry tiled pa­tio sal­vaged from an orig­i­nal scullery floor and this space is fit­ted with low level spot lamps set in perime­ter plant­ing beds.

A Roger Pradier lamp on the French doors cre­ates an­other fea­ture and there is a built in bench and stone walls sal­vaged from an orig­i­nal out­build­ing.
