‘Year ahead looks to be more stable than last'

LOOKING back on 2014, Peter Scott, director at The Brampton Partnership, described the year as one of the best ever. “I've been in the estate agency business since 1982 and have never experienced such a strong market as in the first six months of 2014,” he explained.
“Right from the first week in January the market gathered pace and was quick to charge forward up to the summer holidays. Prices increased across the board with such huge demand we found we were having to go to best bids in many cases. Our ‘open house' strategy was a great success, resulting in many sales being agreed at the asking price or above. Towards the end of last year the market cooled off with the number of mortgage applications slowing with some lenders reporting a significant drop off.
“So where will the property market now go in 2015? The high volume of completions in the last quarter of 2014 has left many price ranges short of property and this year already feels brisk. 2015 looks to be a stable year with prices rising slightly although at much lower levels than seen in 2014.
“The curve should still be a gentle upwards one in the Home Counties, however, asking prices need to be set at realistic levels at the start of a marketing campaign.There is nothing worse for a home owner than to see their property sitting around for months because the pricing advice from their estate agent was overly optimistic initially.
“One popular road in Gerrards Cross for instance has three houses struggling to sell for well over six months with some of my competitors, The reason? Simply down to the wrong pricing advice from day one.
