‘Year ahead looks to be more sta­ble than last'

LOOK­ING back on 2014, Peter Scott, di­rec­tor at The Bramp­ton Part­ner­ship, de­scribed the year as one of the best ever. “I've been in the es­tate agency business since 1982 and have never ex­pe­ri­enced such a strong mar­ket as in the first six months of 2014,” he ex­plained.

“Right from the first week in Jan­uary the mar­ket gath­ered pace and was quick to charge for­ward up to the sum­mer hol­i­days. Prices in­creased across the board with such huge de­mand we found we were hav­ing to go to best bids in many cases. Our ‘open house' strat­egy was a great suc­cess, re­sult­ing in many sales be­ing agreed at the ask­ing price or above. To­wards the end of last year the mar­ket cooled off with the num­ber of mort­gage ap­pli­ca­tions slow­ing with some lenders re­port­ing a sig­nif­i­cant drop off.

“So where will the prop­erty mar­ket now go in 2015? The high vol­ume of com­ple­tions in the last quar­ter of 2014 has left many price ranges short of prop­erty and this year al­ready feels brisk. 2015 looks to be a sta­ble year with prices ris­ing slightly although at much lower lev­els than seen in 2014.

“The curve should still be a gen­tle up­wards one in the Home Coun­ties, how­ever, ask­ing prices need to be set at re­al­is­tic lev­els at the start of a mar­ket­ing cam­paign.There is noth­ing worse for a home owner than to see their prop­erty sit­ting around for months be­cause the pric­ing ad­vice from their es­tate agent was overly op­ti­mistic ini­tially.

“One popular road in Ger­rards Cross for in­stance has three houses strug­gling to sell for well over six months with some of my com­peti­tors, The rea­son? Sim­ply down to the wrong pric­ing ad­vice from day one.
