Get­ting ready now for an au­tumn sale

THE re­cent spate of sunny weather may make it feel like au­tumn is a long way off but the re­al­ity is, it is just around the cor­ner and, if you want to sell your home, now is the time to star t get­ting your af­fairs in or­der.

First and fore­most, get all your pa­per­work in or­der – this will al­le­vi­ate any po­ten­tially costly delays fur­ther down the line.

Ap­point­ing a rep­utable so­lic­i­tor who knows the area well is also rec­om­mended. Choose an agent you like and trust. Sell­ing your home is a hugely per­sonal, emo­tive and, at times, stress­ful process. From the out­set, you need to be able to de­pend upon the per­son who you are en­trust­ing with your big­gest as­set, there is no sub­sti­tute for knowl­edge and ex­pe­ri­ence.

In or­der to reach the widest num­ber of po­ten­tial buy­ers, choose an agent with an ex­ten­sive branch net­work and one which taps into the Lon­don mar­ket.

Be re­al­is­tic on price and pre­pared to take on board the ad­vice of your agent. Pric­ing has al­ways been, and still re­mains, the key com­po­nent to sell­ing suc­cess.

Buy­ers have a lot of in­for­ma­tion at their dis­posal and won’t be pre­pared to even view a prop­erty if it is per­ceived to be too ex­pen­sive or not ap­peal­ing.

Pre­sen­ta­tion, if neg­a­tive, can be the dif­fer­ence be­tween some­one pre­pared to view or not. With first view­ings likely to be con­ducted on­line, it is vi­tal that care and at­ten­tion is taken in pro­duc­ing high qual­ity pho­to­graphs and a clear read­able floor­plan to en­tice in­ter­est to book a visit – buy­ers can eas­ily dis­miss a prop­erty on a poor first im­pres­sion.

Sell­ing and buy­ing prop­erty is com­plex and can be prob­lem­atic. Get the es­sen­tial prac­ti­cal­i­ties right and it will help smooth the over­all process, mak­ing it as easy as pos­si­ble.
