Holm­wood is a sub­stan­tial and el­e­gant coun­try house in Penn, near Bea­cons­field, with won­der­ful views over coun­try­side and light and spa­cious ac­com­mo­da­tion that lends it­self to en­ter­tain­ing on a grand scale.

Built in 2007 to a de­sign by lead­ing ar­chi­tect Christo­pher Gre­gory, the lay­out and flow of the liv­ing space makes full use of the prop­erty’s out­stand­ing set­ting within its own grounds and views over sur­round­ing coun­try­side.

The house has Lutron light­ing and an in­te­grated mu­sic sys­tem to a num­ber of the main rooms. Enor­mous at­ten­tion to de­tail has been paid to the in­ter­nal and ex­ter­nal ar­chi­tec­ture, in­cor­po­rat­ing tra­di­tional ma­te­ri­als and pay­ing par­tic­u­lar at­ten­tion to ceil­ing heights, open-plan liv­ing and cre­at­ing a warm fam­ily feel.

There’s a be­spoke ‘Plain English’ kitchen, stone floor­ing, stone fire­places and large bay win­dows and the main re­cep­tion rooms are ar­ranged off the im­pres­sive en­trance hall with its el­e­gant stair­case. On the ground floor there’s also a beau­ti­ful draw­ing room, din­ing room, study and games room.

Up­stairs, the el­e­gant mas­ter bed­room has an en-suite bath­room and sep­a­rate dress­ing area. There is a large bay win­dow over­look­ing the gar­den with views to the coun­try­side be­yond.

There are a fur­ther five im­pres­sive bed­room suites with high qual­ity fit­ted bath­rooms.

There is also a large gym/cinema room with sur­round sound speak­ers to­gether with fur­ther ex­ten­sive loft space which could po­ten­tially be con­verted into fur­ther rooms.

The house is ap­proached via an im­pres­sive grav­elled en­trance drive guarded by a Lodge Cot­tage to a large park­ing area and steps down to the front door. A con­tin­u­a­tion of the drive leads to ex­ten­sive garag­ing.

The gar­dens were de­signed and laid out by award-win­ning land­scape gar­dener Todd Long- staffe-Gowan. There are ex­ten­sive lawned ar­eas sep­a­rated by neat grav­elled paths with a cir­cle­shaped cen­tral lawn. To one side is a heated swim­ming pool in a shel­tered and pri­vate set­ting with a charm­ing pool house with chang­ing fa­cil­i­ties, and at the foot of the gar­den is an all­weather ten­nis court and pav­il­ion.

The gar­dens are en­closed within el­e­gant ma­ture her­ba­ceous bor­ders and flower beds which an ir­ri­ga­tion sys­tem and there are some won­der­ful ma­ture trees. A block of mixed wood­land of ma­ture oak and beech pro­vides a serene back­drop to the house and gar­dens and is criss­cross by a net­work of path­ways.
