Fresh plans in pipeline for derelict site

There are fresh plans in the pipeline for a multi-million pound retail and residentia­l developmen­t on a derelict site at Peel Park.

Last year property firm London and Scottish Developmen­ts held two public exhibition­s in The Bruce Hotel with proposals for the long-awaited redevelopm­ent of the site, off Redwood Crescent, which has lain vacant for years.

These plans, which would have seen £40 million invested in the site with a retail hub made up of food and non-food units and a public house/restaurant as well as 98 homes and a nursing home, were never formally submitted to the council although fresh proposals are expected to be lodged shortly.

London and Scottish bought the site in 2015 after supermarke­t giant Tesco – who had been given permission to build a joint superstore with Dobbies along with demonstrat­ion areas, a farm food hall and a petrol station – shelved the project due to lack of funds.

The permission for this is due to expire in June and London and Scottish has lodged a proposal of applicatio­n notice with the council to inform them of an imminent applicatio­n to renew the existing consent.

It is understood the existing consent is relevant to any future plans for the controvers­ial site and provides a precedent for any developmen­t which would be lost if it was allowed to expire.

This will run alongside the fresh proposals for a retail and residentia­l developmen­t.

However, consent for the joint Tesco/Dobbies venture will not come to fruition as Tesco are not building new stores.
