A picture-perfect cottage in Brittany
Stephen Pilkington of Agence Arguenon explains why this cottage in Côtes-d’armor, on the market for just €128,400, is on his property wishlist
Why does this property stand out for you personally? Located on the edge of Langourla, a really popular village with good local amenities, the cottage is rural without being remote. The property includes just over 1.7 hectares of land but most of that is looked after by a friendly local farmer so you can enjoy it without having to do any of the work yourself.
Why is it a great buy? I love this picture-perfect cottage for a whole host of reasons not the least being that it is ready to move into, so no irritating little renovation works to do. It includes a conforming fosse septique system – something which, in this price bracket, can be very rare to find. New owners would just need to bring their suitcase! What’s the wow factor? Possibly one of the most attractive features is the far reaching views from the garden across open countryside, woodland and farmland – it’s perfect when the sun slowly sets… just about ready for apéro hour.
Who would it suit? The cottage is full of local charm and character and, with three double bedrooms and a lovely sized living room, it would equally be suitable as a lock-up and leave family holiday home or as a permanent move for a retiring couple.
What is your favourite room or feature? The kitchen. It’s perfectly laid out and includes a lovely farmhouse range cooker so my passion for cooking and all things culinary would easily be satisfied. And after dinner, what would be better than curling up with the dog in front of that beautiful fireplace?
What’s the immediate location like? The village of Langourla, where you will find a couple of bars and a small épicerie which offers a‘ dépot de pain’ service, is a really pleasant 10-minute walk away. Fresh bread every morning? Don’t mind if I do. A second passion of mine is live music, especially jazz. The village has a very active community and a rich cultural life with an open air music venue created from an old quarry and an annual jazz music festival. This, to me, makes the location of this cottage just about perfect!
What’s the appeal of the wider area? The village provides easy access to everything that beautiful Brittany has to offer with the nearest beach just a 40-minute drive away. You can be in the centre of historic Dinan or St-brieuc in about the same time. Your nearest supermarkets are found in the pretty market town of Broons which is just 18 minutes away.
How easy is it to get to? Langourla is just over an hour from the ferry port at St Malo and the same distance from Rennes airport which has regular flights from the UK.
