Why does this prop­erty stand out for you per­son­ally? Lo­cated on the edge of Lan­gourla, a re­ally pop­u­lar vil­lage with good lo­cal ameni­ties, the cot­tage is ru­ral with­out be­ing re­mote. The prop­erty in­cludes just over 1.7 hectares of land but most of that is looked af­ter by a friendly lo­cal farmer so you can en­joy it with­out hav­ing to do any of the work your­self.

Why is it a great buy? I love this pic­ture-per­fect cot­tage for a whole host of rea­sons not the least be­ing that it is ready to move into, so no ir­ri­tat­ing lit­tle ren­o­va­tion works to do. It in­cludes a con­form­ing fosse sep­tique sys­tem – some­thing which, in this price bracket, can be very rare to find. New own­ers would just need to bring their suit­case! What’s the wow fac­tor? Pos­si­bly one of the most at­trac­tive fea­tures is the far reach­ing views from the gar­den across open coun­try­side, wood­land and farm­land – it’s per­fect when the sun slowly sets… just about ready for apéro hour.

Who would it suit? The cot­tage is full of lo­cal charm and char­ac­ter and, with three dou­ble bed­rooms and a lovely sized liv­ing room, it would equally be suit­able as a lock-up and leave fam­ily hol­i­day home or as a per­ma­nent move for a re­tir­ing cou­ple.

What is your favourite room or fea­ture? The kitchen. It’s per­fectly laid out and in­cludes a lovely farm­house range cooker so my pas­sion for cook­ing and all things culi­nary would eas­ily be sat­is­fied. And af­ter din­ner, what would be bet­ter than curl­ing up with the dog in front of that beau­ti­ful fire­place?

What’s the im­me­di­ate lo­ca­tion like? The vil­lage of Lan­gourla, where you will find a cou­ple of bars and a small épicerie which of­fers a‘ dépot de pain’ ser­vice, is a re­ally pleas­ant 10-minute walk away. Fresh bread ev­ery morn­ing? Don’t mind if I do. A sec­ond pas­sion of mine is live mu­sic, es­pe­cially jazz. The vil­lage has a very ac­tive com­mu­nity and a rich cul­tural life with an open air mu­sic venue cre­ated from an old quarry and an an­nual jazz mu­sic fes­ti­val. This, to me, makes the lo­ca­tion of this cot­tage just about per­fect!

What’s the ap­peal of the wider area? The vil­lage pro­vides easy ac­cess to ev­ery­thing that beau­ti­ful Brit­tany has to of­fer with the near­est beach just a 40-minute drive away. You can be in the cen­tre of his­toric Di­nan or St-brieuc in about the same time. Your near­est su­per­mar­kets are found in the pretty mar­ket town of Broons which is just 18 min­utes away.

How easy is it to get to? Lan­gourla is just over an hour from the ferry port at St Malo and the same dis­tance from Rennes air­port which has reg­u­lar flights from the UK.
