De­vel­oper’s plans for old hos­pi­tal site

A plan­ning ap­pli­ca­tion has been sub­mit­ted to build al­most 200 new homes in Stone­house.

Per­sim­mon Homes West Scot­land con­firmed an ap­pli­ca­tion to build 196 houses on the site of the for­mer Stone­house Hos­pi­tal was lodged with South La­nark­shire Coun­cil on Oc­to­ber 25.

The de­vel­oper is hop­ing to se­cure per­mis­sion to trans­form the 17-acre site with a £25mil­lion de­vel­op­ment fea­tur­ing a range of two, three, four and five-bed­room homes.

Stone­house Hos­pi­tal, built in 1896, was de­mol­ished in 2001, leav­ing the land va­cant for more than 17 years.

NHS La­nark­shire con­firmed ear­lier this year that it was in talks with a na­tional house­builder over plans for the site.

As re­ported in the Ad­ver­tiser, South La­nark­shire Coun­cil had granted the health board more time to mar­ket the site for res­i­den­tial de­vel­op­ment.

Plan­ning per­mis­sion was orig­i­nally granted by the author­ity in 2007, then ex­tended to 2013, then to 2016.

It was ex­tended again in 2016 for an­other three years.

In Fe­bru­ary, NHS La­nark­shire said it was “at an ad­vanced stage in its ne­go­ti­a­tions with a na­tional house­builder with a view to con­clud­ing a sale of the prop­erty for pri­vate res­i­den­tial de­vel­op­ment”.

A spokesper­son said: “The site has an ex­tant plan­ning con­sent in prin­ci­ple for res­i­den­tial de­vel­op­ment which was ex­tended by South La­nark­shire Coun­cil in Au­gust 2016 for a fur­ther three years.”

The new plan­ning ap­pli­ca­tion is avail­able to view on South La­nark­shire Coun­cil’s web­site.

Sev­eral rep­re­sen­ta­tions have been made by res­i­dents high­light­ing con­cerns over traf­fic and con­ges­tion, a lack of in­for­ma­tion about the pro­posed de­vel­op­ment pro­vided to lo­cals and a po­ten­tial loss of pri­vacy to those liv­ing nearby.

The de­vel­op­ment lay­out is also avail­able to view on­line, as are draw­ings of the pro­posed house types, de­tails of site in­ves­ti­ga­tions and tree sur­veys, and in­for­ma­tion on road and drainage/sewer plans.

In lit­er­a­ture lodged with the coun­cil, Per­sim­mon Homes says it will cre­ate 392 ve­hi­cle park­ing spa­ces on the site and has com­mit­ted to cre­at­ing a play area on­site, de­spite it not be­ing a re­quire­ment for con­sent.

The com­pany also high­lighted that the ap­pli­ca­tion marks its lat­est in­vest­ment in South La­nark­shire, fol­low­ing de­vel­op­ments in Larkhall and Cam­bus­lang. Doug Law, man­ag­ing di­rec­tor of Per­sim­mon Homes West Scot­land, said: “Our com­mit­ment to in­vest­ing and cre­at­ing new homes in South La­nark­shire re­mains strong.

“In ad­di­tion to our in­vest­ment of £25mil­lion is our Sec­tion 75 con­tri­bu­tion of £100,000 which will be safe­guarded for im­prove­ments to lo­cal leisure/play pro­vi­sion in Stone­house.”

Per­sim­mon say the de­vel­op­ment “will also help sup­port more than 800 jobs, in­clud­ing di­rect staff, con­trac­tors and the wider sup­plier net­work”.

Mr Law added: “The re­gen­er­a­tion of this site will not only cre­ate jobs, it will also de­velop a range of qual­ity homes that meet the needs of the cur­rent hous­ing mar­ket and en­hance the sur­round­ings area with plans to re­tain ex­ist­ing trees at the front of the site.”
