ar ticles in the national press have commented that the housing market is showing evidence of improvement, with enquiries to estate agents in August the second-highest on record.
In a traditionally quiet month, Rightmove generated more than four million enquiries to estate agents – number exceeded only in January. Miles Shipside, a director of Rightmove, which compiled the figures, said: “We usually see a price fall at this time of year as potential home movers are generally still in holiday mode. However, it looks like there are early signs of a bounce-back in demand after the summer lull, leaving those estate agents with a shor tage of stock at a potential disadvantage and therefore eager to attract new instructions.”
Rightmove’s findings ring true with an earlier sur vey from Nationwide, the UK’s biggest building society, which found that house prices across the UK rose by 0.8 per cent in August to an average of £189,306.
In a breakdown, asking prices across England and Wales rose 0.9 per cent (or £2,474) from July – the first August advance since 2011 – and the average now stands at £264,875.The biggest annual rise was recorded in London, where proper ty was 13 per cent dearer over the year after edging 0.9 per cent higher in August.
The proper ty market is never that straightforward, of course, and the optimistic update was moderated by Nationwide, who added a cautionary note that the market ‘remains highly uncer tain’ because of the tougher rules that came into force in April (under the Mor tgage Market Review) that forces lenders to ask more questions about the spending habits of those applying for a mor tgage.
Additionally, the most recent sur vey of prices by Halifax, the biggest mor tgage lender, suggested the pace at which they are rising had star ted to ease. However, recent figures from the Council of Mor tgage Lenders, the industr y body, showed that the number of loans to first-time buyers in July was the highest since August 2007.
