Fluid de­signs and close at­ten­tion to fine de­tail

ar ticles in the na­tional press have com­mented that the hous­ing mar­ket is show­ing ev­i­dence of im­prove­ment, with en­quiries to es­tate agents in Au­gust the sec­ond-high­est on record.

In a tra­di­tion­ally quiet month, Right­move gen­er­ated more than four mil­lion en­quiries to es­tate agents – num­ber ex­ceeded only in Jan­uary. Miles Ship­side, a di­rec­tor of Right­move, which com­piled the fig­ures, said: “We usu­ally see a price fall at this time of year as po­ten­tial home movers are gen­er­ally still in hol­i­day mode. How­ever, it looks like there are early signs of a bounce-back in de­mand after the sum­mer lull, leav­ing those es­tate agents with a shor tage of stock at a po­ten­tial dis­ad­van­tage and there­fore ea­ger to at­tract new in­struc­tions.”

Right­move’s find­ings ring true with an ear­lier sur vey from Na­tion­wide, the UK’s big­gest build­ing so­ci­ety, which found that house prices across the UK rose by 0.8 per cent in Au­gust to an av­er­age of £189,306.

In a break­down, ask­ing prices across Eng­land and Wales rose 0.9 per cent (or £2,474) from July – the first Au­gust ad­vance since 2011 – and the av­er­age now stands at £264,875.The big­gest an­nual rise was recorded in London, where proper ty was 13 per cent dearer over the year after edg­ing 0.9 per cent higher in Au­gust.

The proper ty mar­ket is never that straight­for­ward, of course, and the op­ti­mistic up­date was mod­er­ated by Na­tion­wide, who added a cau­tion­ary note that the mar­ket ‘re­mains highly un­cer tain’ be­cause of the tougher rules that came into force in April (un­der the Mor tgage Mar­ket Re­view) that forces lenders to ask more ques­tions about the spend­ing habits of those ap­ply­ing for a mor tgage.

Ad­di­tion­ally, the most re­cent sur vey of prices by Hal­i­fax, the big­gest mor tgage lender, sug­gested the pace at which they are ris­ing had star ted to ease. How­ever, re­cent fig­ures from the Coun­cil of Mor tgage Lenders, the in­dustr y body, showed that the num­ber of loans to first-time buy­ers in July was the high­est since Au­gust 2007.
