FOLLOWING the Chancellor’s autumn statement in early December, stamp duty rules on property have changed. The Chancellor said that the current system would be replaced by a graduated rate, working in a similar way to income tax.
The new stamp duty rates will only apply to the part of the property price that falls within that band. People in the process of purchasing a home could choose which regime to operate under, said the Chancellor.
“As a result stamp duty will be cut for the 98% of homebuyers who pay it.” Other measures include: No tax on the first £125,000 paid 2% on the portion up to £250,000 5% up to £925,000 10% up to £1.5 million 12% on everything above that. Kevin Hollinrake, managing director of Hunters Estate Agents, with more than 125 branches nationwide, said:
“We have already had deals secured as a result of this change. In our opinion, this is great news. For too long, stamp duty has distorted the market deterring sellers from marketing their homes and buyers from buying them in the dead zones above the key thresholds such as £250,000 and £500,000.
“This should mean more property coming onto the market, and therefore, more sales which is good for the housing market and the economy as a whole.”
Craig Anderson, partner of Hunters Estate Agency Hayes and Hillingdon offices, said: “It has been an extremely busy year for Hunters, the group as a whole has grown from strength to strength with many new branch openings throughout the country with many more scheduled to follow.
“We finished the year with renewed interest in the property market thanks to the new stamp duty rules and the continued regeneration programme in central Hayes. With many exciting things up and coming in the local area such as new housing and retail developments, Crossrail approaching in 2018/19, the road opening of Coldharbour Lane, interest in the property market in this area is incredibly high. We are finding many buyers from out of the area now showing an interest with many looking to gain a foothold on the property ladder before these changes take effect.
“On a new and exciting note, Hunters will be branching into a whole new league of advertising for 2015 as we embrace our new strapline ‘Here to You There’ and our very own commercial goes live on national TV from mid January! So the whole country will really be aware of the Hunters brand name.
“With all this in mind we look forward to continued success throughout 2015 and hope that you will
Get join us and become part of it”.
