IN­DE­PEN­DENT es­tate and let­ting agents Bennett Res­i­den­tial, based in the heart of Uxbridge town cen­tre at 10 High Street, had their most suc­cess­ful year to date in 2014. Man­ag­ing direc­tor Philip Bennett said: “We were ab­so­lutely de­lighted with our re­sults, mak­ing great head­way in re­spect of both our res­i­den­tial sales and let­tings and prop­erty man­age­ment de­part­ments.”

He at­tributes the firm’s suc­cess to a very com­mit­ted and hard-work­ing team ethic and keep­ing ahead of the lat­est in­dus­try changes. He also strongly be­lieves that, hav­ing been es­tab­lished in the area as a lead­ing in­de­pen­dent agent for more than 26 years, the firm has a strong and loyal client base, with a lot of re­peat busi­ness from past clients as well new busi­ness as a re­sult of re­fer­rals from sat­is­fied cus­tomers.

With 2015 un­der way, Philip is pre­dict­ing that the lo­cal mar­ket will re­main buoy­ant this year.

“We have cer­tainly seen con­tin­ued price growth in the sales mar­ket, with strong de­mand in all price ranges and our suc­cess­ful ‘launch day’ mar­ket­ing achiev­ing prices for our clients in ex­cess of guide prices in over 80% of cases!

“The good news is that the prop­erty ‘drought’ we were experiencing at the start of 2014 seems to be over, which is great news for first-time buy­ers and home movers, giv­ing buy­ers a lit­tle more choice and a bet­ter op­por­tu­nity to se­cure their dream home.

“The change in stamp duty land tax at the end of last year has also been well re­ceived, giv­ing a lot of home buy­ers a lit­tle ex­tra in their pock­ets to put to­wards other costs or home im­prove­ments once they move in.

With the gen­eral elec­tion loom­ing in May, this gen­er­ally dic­tates a pe­riod of un­cer­tainty in the econ­omy with the pos­si­bil­ity of higher taxes and the like, but Philip has cer­tainly not seen any sign of a ‘slow up’ in the mar­ket so far this year.

On the let­tings side, Uxbridge and the sur­round­ing ar­eas con­tinue to be a top place for prop­erty in­vestors to buy; of­ten top­ping charts for best yields in West Lon­don, with a vi­brant town cen­tre and a large in­ter­na­tional stu­dent com­mu­nity, there is strong and con­tin­u­ing de­mand for all sizes of prop­erty from bed­sits to six bed­room homes.

“Pretty much all of our let­tings in­struc­tions are quickly snapped up by ex­cel­lent qual­ity ten­ants, and we are con­stantly bat­tling to keep up with de­mand,” added Ph­lip.

“Our town cen­tre of­fice and ex­ten­sive ad­ver­tis­ing at­tracts more than 60 new ten­ant en­quiries per week!”
