An­other record year for lead­ing lo­cal agent

BEN­NETT Res­i­den­tial, highly re­garded in­de­pen­dent es­tate and let­ting agents based in the heart of the town cen­tre at 10 High Street, Uxbridge, had their most suc­cess­ful year to date in 2015.

Man­ag­ing di­rec­tor Philip Ben­nett said: “We were ab­so­lutely de­lighted with our re­sults, mak­ing great head­way in both our res­i­den­tial sales and let­tings and prop­erty man­age­ment de­part­ments.” He at­tributes the suc­cess to a very com­mit­ted and hard-work­ing team and keep­ing ahead of the lat­est in­dus­try changes. He also strongly be­lieves that hav­ing been es­tab­lished in the area as a lead­ing in­de­pen­dent agent for 28 years, the firm has a strong and loyal client base, with much new busi­ness com­ing from re­peat busi­ness or re­fer­rals from sat­is­fied past or cur­rent clients.

With 2016 now well and truly un­der way what does Philip think the lo­cal mar­ket holds in store for this year?

“We have cer­tainly seen con­tin­ued price growth in the sales mar­ket, with strong de­mand in all price ranges and our suc­cess­ful ‘launch day’ mar­ket­ing achiev­ing prices for our clients in ex­cess of guide prices in over 80% of cases!

“The good news is that the prop­erty ‘drought’ we were pre­vi­ously ex­pe­ri­enc­ing seems to be over, which is great news for first-time buy­ers and home movers, giv­ing buy­ers a lit­tle more choice and a bet­ter op­por­tu­nity to se­cure their dream home.

“The change in stamp duty land tax for se­cond home and buy-to-let pur­chasers com­ing in on 1 April will po­ten­tially have an im­pact on the mar­ket as the 3% sur­charge adds quite a sum to the over­all price of a pur­chase.”

With the Euro­pean Ref­er­en­dum loom­ing in June, some­thing po­ten­tially as big as this is likely to lead to a pe­riod of un­cer­tainty in the econ­omy, but Philip has cer­tainly not seen any sign of a ‘slow up’ in the mar­ket so far this year, with many re­cently launched prop­er­ties achiev­ing well above the guide prices.

On the let­tings side, Uxbridge and the sur­round­ing ar­eas con­tinue to be a top place for prop­erty in­vestors to buy; of­ten top­ping charts for best yields in West Lon­don.With a vi­brant town cen­tre and a large in­ter­na­tional stu­dent com­mu­nity, there is strong and con­tin­u­ing de­mand for all sizes of prop­erty from bed­sits to six bed­room homes!
