Another record year for leading local agent

With 2016 now well and truly under way what does Philip think the local market holds in store for this year?
“We have certainly seen continued price growth in the sales market, with strong demand in all price ranges and our successful ‘launch day’ marketing achieving prices for our clients in excess of guide prices in over 80% of cases!
“The good news is that the property ‘drought’ we were previously experiencing seems to be over, which is great news for first-time buyers and home movers, giving buyers a little more choice and a better opportunity to secure their dream home.
“The change in stamp duty land tax for second home and buy-to-let purchasers coming in on 1 April will potentially have an impact on the market as the 3% surcharge adds quite a sum to the overall price of a purchase.”
With the European Referendum looming in June, something potentially as big as this is likely to lead to a period of uncertainty in the economy, but Philip has certainly not seen any sign of a ‘slow up’ in the market so far this year, with many recently launched properties achieving well above the guide prices.
On the lettings side, Uxbridge and the surrounding areas continue to be a top place for property investors to buy; often topping charts for best yields in West London.With a vibrant town centre and a large international student community, there is strong and continuing demand for all sizes of property from bedsits to six bedroom homes!
