Spend­ing a day spring clean­ing your prop­erty ready for view­ings can reap div­i­dends – buy­ers are hugely in­flu­enced by first im­pres­sions

EVEN in a strong mar­ket place with on­go­ing de­mand from buy­ers, first im­pres­sions still make a huge dif­fer­ence and will play an im­por­tant part in en­sur­ing you max­imise your sale price, so it’s im­por­tant that your home is as pre­sentable as it can be.

“In my ex­pe­ri­ence, the ma­jor­ity of prospec­tive buy­ers will make a de­ci­sion on the prop­erty they’re view­ing within min­utes,” com­mented Antony Gib­son, re­gional sales di­rec­tor at Ro­mans West Drayton.

“That’s not a lot of time and it shows how vi­tal first im­pres­sions are.”

Here are some top tips from Ro­mans on spruc­ing up your home in just one day:


Re­place any bath­room tow­els and/or bath mats that are look­ing tatty or dis­coloured

Clean and put bleach down all your toi­lets and shut the lids

Thor­oughly scrub the bath and sink to re­move any tough stains and con­sider us­ing a limescale re­mover to get rid of any residue around taps


Wipe down sur­faces thor­oughly to re­move spills and crumbs

Load your dish­washer and don’t leave any dirty plates on the side

View­ers of­ten open cup­boards and fridges so throw away any old food Mop the floor so it’s left shiny Empty bins and if you have pets re­move any odours by air­ing the dog bed or blan­ket and/or clean­ing out the cat lit­ter tray

Liv­ing room

Plump up any cush­ions so the room looks com­fort­able Dust all vis­i­ble sur­faces Wa­ter plants and re­move any that have un­sightly brown/wilt­ing fo­liage.

Con­sider ar­rang­ing some fresh flow­ers in a vase on a ta­ble or win­dowsill

If you have car­pets, vac­uum thor­oughly/make sure floor­ing through­out the home is clean


Re­place bed­li­nen and make the beds Tidy the con­tents of wardrobes and draw­ers – they may be opened

Put away any shoes or clothes that are ly­ing on the floor or over the back of chairs.

Antony added: “Re­mem­ber, there is a lot of com­pe­ti­tion be­tween buy­ers at the mo­ment, so if you’re plan­ning on sell­ing soon you may find you can get the price you want for your home with­out mak­ing any changes.”
