Spending a day spring cleaning your property ready for viewings can reap dividends – buyers are hugely influenced by first impressions
EVEN in a strong market place with ongoing demand from buyers, first impressions still make a huge difference and will play an important part in ensuring you maximise your sale price, so it’s important that your home is as presentable as it can be.
“In my experience, the majority of prospective buyers will make a decision on the property they’re viewing within minutes,” commented Antony Gibson, regional sales director at Romans West Drayton.
“That’s not a lot of time and it shows how vital first impressions are.”
Here are some top tips from Romans on sprucing up your home in just one day:
Replace any bathroom towels and/or bath mats that are looking tatty or discoloured
Clean and put bleach down all your toilets and shut the lids
Thoroughly scrub the bath and sink to remove any tough stains and consider using a limescale remover to get rid of any residue around taps
Wipe down surfaces thoroughly to remove spills and crumbs
Load your dishwasher and don’t leave any dirty plates on the side
Viewers often open cupboards and fridges so throw away any old food Mop the floor so it’s left shiny Empty bins and if you have pets remove any odours by airing the dog bed or blanket and/or cleaning out the cat litter tray
Plump up any cushions so the room looks comfortable Dust all visible surfaces Water plants and remove any that have unsightly brown/wilting foliage.
Consider arranging some fresh flowers in a vase on a table or windowsill
If you have carpets, vacuum thoroughly/make sure flooring throughout the home is clean
Replace bedlinen and make the beds Tidy the contents of wardrobes and drawers – they may be opened
Put away any shoes or clothes that are lying on the floor or over the back of chairs.
Antony added: “Remember, there is a lot of competition between buyers at the moment, so if you’re planning on selling soon you may find you can get the price you want for your home without making any changes.”
