Is your home mar­ket ready?

AS a busy es­tate agency, we bring hun­dreds of proper ties to mar­ket ever y year. These proper ties are pre­sented in a whole range of con­di­tions, but how your home looks can ac­tu­ally be a ma­jor fac­tor in de­ter­min­ing how at­trac­tive it will be to prospec­tive buy­ers.

We have a few sim­ple tips for mak­ing the most cost-ef­fec­tive and nec­es­sar y im­prove­ments that could make all the dif­fer­ence.

It might seem ob­vi­ous, but the mov­ing date is not the time for get­ting your ma­jor clear out done. Mov­ing house is stress­ful enough; if you know that your at­tic is full of clut­ter and will need sor ting, it’s pru­dent to get this done ahead of time. Ap­ply this prin­ci­ple through­out the house, work­ing through stor­age cup­boards, kitchen cup­boards and so on.Your home will then be free of clut­ter and eas­ier to keep tidy be­tween view­ings.

Your newly de-clut­tered home; free of ex­cess coats and shoes, pre­sented with only the ap­pro­pri­ate fur­ni­ture, could now use a lick of paint to freshen up the most im­por tant rooms. While this may be time-con­sum­ing, hall­ways and cor­ri­dors in par tic­u­lar will look much brighter and cleaner with fresh neu­tral colours. It is wor th re­plac­ing any bro­ken bulbs around the house, es­pe­cially in kitchens where proper light­ing is cru­cial.

Don’t for­get to pay at­ten­tion to your gar­den, and the ex­te­rior of the house, af­ter all, these will be the ba­sis of prospec­tive buy­ers’ first im­pres­sions. Ideally, home view­ings should be car­ried out and or­gan­ised by an ex­pe­ri­enced and pro­fes­sional es­tate agent, but you have your own par t to play by keep­ing your home pre­sentable whilst view­ings are be­ing ar­ranged.

Keep­ing up with a reg­u­lar clean­ing sched­ule will en­sure this doesn’t be­come a mam­moth task, and that view­ings are avail­able on shor t no­tice if nec­es­sar y.

Lastly, if you’ve got a park­ing space for your home, tr y to keep this free dur­ing view­ings. This will give buy­ers a more re­flec­tive ex­pe­ri­ence of liv­ing in the home, rather than strug­gling to find park­ing or hav­ing to brave weather con­di­tions be­fore get­ting to see the house!
