THE PROPERTY EXPERT
Is your home market ready?
AS a busy estate agency, we bring hundreds of proper ties to market ever y year. These proper ties are presented in a whole range of conditions, but how your home looks can actually be a major factor in determining how attractive it will be to prospective buyers.
We have a few simple tips for making the most cost-effective and necessar y improvements that could make all the difference.
It might seem obvious, but the moving date is not the time for getting your major clear out done. Moving house is stressful enough; if you know that your attic is full of clutter and will need sor ting, it’s prudent to get this done ahead of time. Apply this principle throughout the house, working through storage cupboards, kitchen cupboards and so on.Your home will then be free of clutter and easier to keep tidy between viewings.
Your newly de-cluttered home; free of excess coats and shoes, presented with only the appropriate furniture, could now use a lick of paint to freshen up the most impor tant rooms. While this may be time-consuming, hallways and corridors in par ticular will look much brighter and cleaner with fresh neutral colours. It is wor th replacing any broken bulbs around the house, especially in kitchens where proper lighting is crucial.
Don’t forget to pay attention to your garden, and the exterior of the house, after all, these will be the basis of prospective buyers’ first impressions. Ideally, home viewings should be carried out and organised by an experienced and professional estate agent, but you have your own par t to play by keeping your home presentable whilst viewings are being arranged.
Keeping up with a regular cleaning schedule will ensure this doesn’t become a mammoth task, and that viewings are available on shor t notice if necessar y.
Lastly, if you’ve got a parking space for your home, tr y to keep this free during viewings. This will give buyers a more reflective experience of living in the home, rather than struggling to find parking or having to brave weather conditions before getting to see the house!
