THE re­port notes that Ash­ford town cen­tre is af­fected by flood­ing, so land has tra­di­tion­ally been de­vel­oped in out-of-town ar­eas. How­ever, the au­thors say: “In­creas­ing the den­sity of towns and cities is, in our view, sig­nif­i­cantly more sus­tain­able in al­most all cir­cum­stances than cre­at­ing com­mu­ni­ties out­side them. “In growth ar­eas where de­vel­op­ment has oc­curred re­motely from the town cen­tre, such as around Ash­ford, dor­mi­tory hous­ing de­vel­op­ments have cre­ated ar­eas lack­ing com­mu­nity in­fra­struc­ture. “We recog­nise that in spe­cific lo­ca­tions, such as Ash­ford, there are ten­sions be­tween the need to pro­tect the town cen­tre from flood­ing – and there­fore min­imise de­vel­op­ment in an at risk lo­ca­tion – and en­able the sur­round­ing land to act as a flood plain. But we be­lieve the cur­rent so­lu­tion of al­low­ing hous­ing de­vel­op­ments around the ring roads is un­sus­tain­able.” This is why Ash­ford may not be the best place for hous­ing growth, the re­port says.
