f you’re thinking of selling, Ward and Partners is offering the services of a “home staging” expert to make the most of your home. Home staging, or the technique of presenting a home in its best possible light, is becoming more popular in the current challenging housing market. Now Ward and Partners is offering a free verbal home staging assessment to vendors through their 44 offices in the county. The service will be provided by Mirage Designs of Herne Bay, run by Beth Rossiter, who was trained by Channel Five’s House Doctor Ann Maurice. Ward and Partners managing director David Lench, said: “Even at the best of times, the look and feel of your home can have a big impact on its saleability. In the current market, with genuine buyers all the more difficult to find, ensuring that your home is presented in the best possible light can be absolutely crucial in securing a successful sale. “If your home isn’t selling, the response from most estate agents is simply to recommend yet another price cut. In today’s market, price is of course crucially important, but with this unique, countywide service, Ward is giving homeowners something special – expert advice on making the best possible impression.” Beth said: “Homeowners inevitably tend to imprint their own personality on a property, sometimes to such an extent that prospective buyers simply can’t imagine themselves living there. “Home staging is all about looking at things from the buyer’s perspective and using colour, light and space to bring out the essential qualities of a property. “By creating in effect a neutral canvas on which buyers are more easily able to visualise their own choice of decor and furnishing, we’re giving homeowners a second chance to make a first impression.” A typical verbal assessment by Beth might include advice on de-cluttering, colour recommendations, a critical review of the all-important first impression, guidance on furniture placement and how to rearrange it in order to create the maximum space. The vendor would also be given help with creating the right kind of focus for each room. The service, which has been trialled in the Herne Bay, Canterbury and Whitstable areas, is now being offered by all Ward and Partners offices in Kent.
