f you’re think­ing of sell­ing, Ward and Part­ners is of­fer­ing the ser­vices of a “home stag­ing” ex­pert to make the most of your home. Home stag­ing, or the tech­nique of pre­sent­ing a home in its best pos­si­ble light, is be­com­ing more pop­u­lar in the cur­rent chal­leng­ing hous­ing mar­ket. Now Ward and Part­ners is of­fer­ing a free ver­bal home stag­ing as­sess­ment to ven­dors through their 44 offices in the county. The ser­vice will be pro­vided by Mirage De­signs of Herne Bay, run by Beth Ros­siter, who was trained by Chan­nel Five’s House Doc­tor Ann Mau­rice. Ward and Part­ners manag­ing di­rec­tor David Lench, said: “Even at the best of times, the look and feel of your home can have a big im­pact on its saleabil­ity. In the cur­rent mar­ket, with gen­uine buy­ers all the more dif­fi­cult to find, en­sur­ing that your home is pre­sented in the best pos­si­ble light can be ab­so­lutely cru­cial in se­cur­ing a suc­cess­ful sale. “If your home isn’t sell­ing, the re­sponse from most es­tate agents is sim­ply to rec­om­mend yet an­other price cut. In to­day’s mar­ket, price is of course cru­cially im­por­tant, but with this unique, coun­ty­wide ser­vice, Ward is giv­ing home­own­ers some­thing spe­cial – ex­pert ad­vice on mak­ing the best pos­si­ble im­pres­sion.” Beth said: “Home­own­ers in­evitably tend to im­print their own per­son­al­ity on a prop­erty, some­times to such an ex­tent that prospec­tive buy­ers sim­ply can’t imag­ine them­selves liv­ing there. “Home stag­ing is all about looking at things from the buyer’s per­spec­tive and us­ing colour, light and space to bring out the es­sen­tial qual­i­ties of a prop­erty. “By cre­at­ing in ef­fect a neu­tral can­vas on which buy­ers are more eas­ily able to vi­su­alise their own choice of decor and fur­nish­ing, we’re giv­ing home­own­ers a sec­ond chance to make a first im­pres­sion.” A typ­i­cal ver­bal as­sess­ment by Beth might in­clude ad­vice on de-clut­ter­ing, colour rec­om­men­da­tions, a crit­i­cal re­view of the all-im­por­tant first im­pres­sion, guid­ance on fur­ni­ture place­ment and how to re­ar­range it in or­der to cre­ate the max­i­mum space. The ven­dor would also be given help with cre­at­ing the right kind of fo­cus for each room. The ser­vice, which has been tri­alled in the Herne Bay, Can­ter­bury and Whit­stable ar­eas, is now be­ing of­fered by all Ward and Part­ners offices in Kent.
