alf a mile from the coastal vil­lage of St Mary’s Bay, Brod­nyx is a late Vic­to­rian de­tached coun­try house sur­rounded by farm­land. It is ap­proached by a long drive and is in grounds of just un­der three acres, which in­clude graz­ing land and a sta­ble block. The four-bed­room house, which has later ad­di­tions, needs some up­dat­ing and im­prov­ing, ac­cord­ing to the agent. An en­trance hall with stair­case leads to a 25ft draw­ing room, with a semi­cir­cu­lar bay win­dow over­look­ing the gar­den and French win­dows lead­ing into a con­ser­va­tory. Up­stairs, the land­ing has a view over the front lawn, and there are four bed­rooms, two of them 25ft long, and a shower room. The gar­den, with lawn, ma­ture shrubs and trees, has a small spin­ney and there is an old veg­etable and fruit gar­den, with a well and a green­house. To one side there are grass ar­eas, for­merly used for croquet and ten­nis. In a wood­land area there is an old air raid shel­ter. An open bay cart lodge, close to the rag­stone and brick sta­ble block, pro­vides cov­ered park­ing for two ve­hi­cles.
