Med­way es­tate agent John Wright, of Wright & Co, was taken aback by the Gills’ po­si­tion. He be­lieves the re­search in­cluded ar­eas such as sought-af­ter Wig­more.

“It is sur­pris­ing that the av­er­age ask­ing price is that high but it’s a pleas­ant sur­prise,” he said.

“Med­way does go un­der the radar and is dis­missed a bit. The area does de­serve a bet­ter pro­file – there’s lots of his­tory in Gilling­ham and some re­ally nice parts.”

John, whose of­fice is based in the town, thinks the area’s lo­cal­ity to the cap­i­tal is a key rea­son be­hind the high po­si­tion.

“Peo­ple who can’t af­ford to live in Lon­don and are look­ing fur­ther afield spill out from there,” he added.

“Com­muters could live in places like Read­ing or Gilling­ham for half the price.

“There’s a good buy-to-let mar­ket here and the first-time buy­ers are com­ing in again.”
