Ad­vice on the length of lease

A Kent ex­pert is warn­ing of the dif­fi­cul­ties of sell­ing a flat when the lease has less than 60 years left to run.

Charles Oliver of Gravesend-based Cax­tons Char­tered Sur­vey­ors, said this is the point at which buy­ers will find it hard to se­cure a mort­gage.

He says: “As long as you and your flat qual­ify, you are en­ti­tled to ex­tend your lease by an ex­tra 90 years at no rent, but you must have owned the flat for two years.”
