This prop­erty could make a lot of my dreams come true – and at a dream price too! For just €343,000, I could be the proud owner of a farm­house, two gîtes and sev­eral barns, all set in over eight acres of land with my own pond and stream. The lo­ca­tion is ab­so­lutely idyl­lic too, in the heart of the Perche re­gional park in Orne, Nor­mandy.

The char­ac­ter of old French farm­houses al­ways tugs at my heart­strings, and this one has rus­tic charm in spades. Just look at that gor­geous farm­house kitchen, just made for bak­ing bread and rustling up de­li­cious dishes to share with fam­ily and friends. The liv­ing room is huge but still cosy, with three large win­dows al­low­ing light to flood in, tra­di­tional ter­ra­cotta tiled floor and ex­posed beams. There are some wel­come mod cons here too, in­clud­ing an air pump heat­ing sys­tem.

The main house has five bed­rooms (lots of room for vis­i­tors), with a fur­ther two in the gîtes – and should I de­cide I’d like to bring in some more in­come from the hol­i­day lets, var­i­ous large stone out­build­ings of­fer po­ten­tial for con­ver­sion into more liv­ing ac­com­mo­da­tion.

Al­though I’m re­luc­tant to share this gem with any­one else, if you’re look­ing for an eques­trian prop­erty this could be per­fect, es­pe­cially as there’s a fur­ther 15 acres avail­able for sep­a­rate ne­go­ti­a­tion.

For me, eight acres would be more than enough though. I’d cer­tainly en­joy pot­ter­ing in the veg­etable potager, cre­at­ing a beau­ti­ful cot­tage gar­den and soak­ing up those rest­ful coun­try views. To seal the deal, the prop­erty is well lo­cated for ac­cess – just two hours from the port at Le Havre – and is close to the lovely mar­ket town of Longny-au-Perche.
