Plan ahead for smoother move to that dream home
WITH a genuine shortage of available houses across The Heatons, Reddish and the surrounding areas, the question Philip James Wilson is asked most regularly is: We want to move but properties sell so quickly – should we put our property on the market before finding our next home or after?
In reality the answer is not straightforward. However in such a buoyant marketplace homeowners need to put themselves in the strongest position they can to enable them to move quickly when their dream house becomes available.
Once you find a buyer transparency is key; explaining you wish to move but have not yet found a property to purchase.
That way the buyer has a clear decision whether to wait (if their circumstances allow) for you to find a property or to continue their own property search.
Branch manager at Philip James Wilson, Greg Davies said: “This approach can seem a little too daunting for some home movers and therefore another option is our ever increasingly popular pre-instruction service.
“This involves completing the paperwork, providing identification to comply with money laundering regulations, producing an energy performance certificate (EPC) if necessary and allowing us to prepare the particulars including floor plan and photographs. At any point thereafter when you find a suitable property your home can be, at the press of a button, launched onto the market and viewings can commence immediately.
“This can save up to a week and gives you the greatest chance of finding a buyer for your property before the other property you want gets snapped up by another purchaser.”
Another consequence of this recent lack of supply is properties that are available for purchase with no forward chain are generating record prices as buyers are willing to pay a premium to guarantee they are able to move into their new homes in a timely fashion.
Greg said: “We have noticed an increase in the number of landlords choosing to sell property in order to take advantage of the current market conditions.”
