Our service is a match for the ‘big boys’
While carrying out an inspection of a property near Milton Keynes recently, i was asked how come a small agent from Thrapston was dealing with a property 35 miles away.
An interesting question – not because they seemed to find the distance great, but because they perceived that we were a small agency.
indeed, until someone mentions it to you, you don’t really take too much time looking at yourself from the outside.
We certainly have a small residential office – however, our main office extends over three floors, with numerous offices and store rooms containing files and maps going back over 100 years. With more than 30 staff, we are hardly small.
The nature of our business, particularly our agriculture, planning and commercial side, means our expertise is sought across many counties and not limited to just Northamptonshire. indeed, our two livestock markets are in Thrapston and just outside Stratford upon Avon.
Our residential net tends to cover a 35mile radius from Thrapston, and this can be successfully dealt with because of the considerable changes in how properties are marketed in this day and age.
Gone are the days when the biggest office with the biggest window, or the estate agent with the biggest advert is the best agent to deal with.
The internet has opened the doors for bespoke agents to offer their properties to a wider audience.
This is increasingly a preferred route for vendors, confident that bespoke agents provide a better one-to-one service without limiting their market place.
This can be perhaps most notable in the country house market, where, historically, there was always a perception that only the big national country agents could get their property under the noses of cas-rich london buyers.
The internet now reaches these perspective buyers, and our bespoke service does utilise advertising in such publications as Country life, horse & hound and The Sunday Times.
We also produce glossy brochures with professional photography – all things which, in the past, have been perceived as the exclusive domain of big country agents.
i am, however, sure that one thing large country agents do is to charge big fees with big costs.
After all, someone has to pay for their big office and big cars.
