Our ser­vice is a match for the ‘big boys’

While car­ry­ing out an in­spec­tion of a prop­erty near Mil­ton Keynes re­cently, i was asked how come a small agent from Thrap­ston was deal­ing with a prop­erty 35 miles away.

An in­ter­est­ing ques­tion – not be­cause they seemed to find the dis­tance great, but be­cause they per­ceived that we were a small agency.

in­deed, un­til some­one men­tions it to you, you don’t re­ally take too much time look­ing at your­self from the out­side.

We cer­tainly have a small res­i­den­tial of­fice – how­ever, our main of­fice ex­tends over three floors, with nu­mer­ous of­fices and store rooms con­tain­ing files and maps go­ing back over 100 years. With more than 30 staff, we are hardly small.

The na­ture of our busi­ness, par­tic­u­larly our agri­cul­ture, plan­ning and com­mer­cial side, means our ex­per­tise is sought across many coun­ties and not limited to just Northamp­ton­shire. in­deed, our two live­stock mar­kets are in Thrap­ston and just out­side Strat­ford upon Avon.

Our res­i­den­tial net tends to cover a 35mile ra­dius from Thrap­ston, and this can be suc­cess­fully dealt with be­cause of the con­sid­er­able changes in how prop­er­ties are mar­keted in this day and age.

Gone are the days when the biggest of­fice with the biggest win­dow, or the es­tate agent with the biggest ad­vert is the best agent to deal with.

The in­ter­net has opened the doors for be­spoke agents to of­fer their prop­er­ties to a wider au­di­ence.

This is in­creas­ingly a pre­ferred route for ven­dors, con­fi­dent that be­spoke agents pro­vide a bet­ter one-to-one ser­vice with­out lim­it­ing their mar­ket place.

This can be per­haps most no­table in the coun­try house mar­ket, where, his­tor­i­cally, there was al­ways a per­cep­tion that only the big na­tional coun­try agents could get their prop­erty un­der the noses of cas-rich london buy­ers.

The in­ter­net now reaches these per­spec­tive buy­ers, and our be­spoke ser­vice does utilise ad­ver­tis­ing in such pub­li­ca­tions as Coun­try life, horse & hound and The Sun­day Times.

We also pro­duce glossy brochures with pro­fes­sional pho­tog­ra­phy – all things which, in the past, have been per­ceived as the ex­clu­sive do­main of big coun­try agents.

i am, how­ever, sure that one thing large coun­try agents do is to charge big fees with big costs.

Af­ter all, some­one has to pay for their big of­fice and big cars.
