Pos­i­tive start in mar­ket for new year

Simp­son West have re­ported an ex­tremely pos­i­tive start to the new year in the hous­ing mar­ket, which has re­sulted in our best Jan­uary sales fig­ures for four years.

We are de­lighted with the ac­tiv­ity wit­nessed in Jan­uary, which has con­tin­ued into this month, with the most pos­i­tive sign be­ing that we have seen more first-time buy­ers en­ter­ing the mar­ket, and peo­ple who have been rent­ing de­cid­ing that the time is now right to own their own prop­erty.

This has been fur­ther added to by clients look­ing to pur­chase a prop­erty as a long-term in­vest­ment due to pen­sions and sav­ings not per­form­ing as well as ex­pected.

With more buy­ers com­ing in at the bot­tom end of the mar­ket, this has had a spring­board ef­fect for sec­ond-time buy­ers mov­ing up the lad­der.

Home own­ers who were frus­trated at the lack of in­ter­est in their prop­erty to­wards the end of last year have al­ready seen more view­ings and sales be­ing agreed on their prop­erty.

Cor­rect pric­ing of a prop­erty re­mains the cru­cial el­e­ment in at­tract­ing a buyer and se­cur­ing a suc­cess­ful sale. Mar­ket­ing your prop­erty at a ‘re­al­is­tic’ price will gen­er­ate in­ter­est, view­ings and sales.

No­body wants to feel that they are sim­ply giv­ing their house away, but with the right mar­ket­ing and feed­back, home sell­ers can ex­pect a sale in a timescale that suits their needs.

We have to re­mem­ber that al­though the value of your own prop­erty will have come down in the last few years, the price of all other prop­er­ties have also come down in rel­a­tive terms.
